You see, we have representative here, writing an adult, which is the owner of a shopping center that's determined an application. It's going to be a little bit about this project. They ask in the application and the questions, it's kind of direct and intense, so can any questions kind of cut out for what you want to know? So I'll pull up. He doesn't have anything as far as a premier presentation, so I'll pull up some of your other basic attachments and there's anything that he can do to help you. Well, we purchased Miramar 2016 for 18 years and you know, the year after we purchased it, it was with text-up in the login and acquired the portion along the front and that took a portion of the Taco Bell and the McDonald's that was there and we also had the buckbuster and the rustic design and we quickly kind of embarked on trying to reassemble those for majors and we bought McDonald's for majors right away and even though we were very involved with the Taco Bell and their settlement with Next Up, they kind of went into a silent period and really wouldn't negotiate with us to purchase their remainder but we had an obligation to put up the signage of the rest of the center. So we had no choice but to put it back work was original. And we made some improvements to the signs. And then finally they came around and were were able to take control of their site, but it cost us giving away the pad site that we had created where we don't want. And we had to give them some subsidized rent instead of paying them for their middle pad site. But all total, we spent $370,000 acquiring those two small remainders, which were really undeveloped because they were probably $13,000, where it was at least at the time. We went through the re-plat process and that involved going through a landscape master plan, which was approved, and we created two new pad sites. One is gonna be occupied by Taco Bell, and they are going vertical now. But now that we have a replay, we can now re-position our driveway entrances in a way that can accommodate those two paths size, but also it complements some de-inline tenant particularly fields. They have a wider view corridor than what they have before and then they have more parking out the front of them directly further. But nonetheless, they had an approval right to any changes that we made, even though it's obviously we had made changes. And in return, we've had to give them free rats between now, September through the end of the year, to get that consent. And now we're ready to embark on the first phase of redevelopment, which we think will really stimulate some leasing activity for the NLX base. And that involves moving the sides now, repositioning the entrances to the center, along with the LYN The landscape master plan, which is gonna be on both sides and along with the six, and then surrounding each path site, the path sites for their portion of the printers. And then resurfacing the entire apartment, not restriping, new lighting. And then of course there's lots of civil work the entire parking lot, restriping, new lighting. And then of course there's lots of civil work that you don't see that's the drainage and underground lighting and sewer, those kinds of things that we're embarking with. This first phase was really started post text on taking. This totally by a million eight to this point which includes all the plan for it that we were hoping to do going forward but you know we have been during the state years of course we've had the taking we had construction project we've had COVID we've had some taking, we had the construction project, we've had COVID, we've had some bankruptcy as of some of the tenants there Tuesday morning, Caliroyo, and Entireston, and we lost to the last work circle. And we're hoping that if we really dress the front of it up, that that would stimulate more leasing activity. And then once we have that leasing activity and we've got opportunity to create some value there, then we're going to probably use that opportunity to re-re-re read the sod portion of it, particularly on the bigger spaces because there's antennas that are coming in, I should say coming in, there's antennas of the prospects that we have that are considered major anchors or minor anchors, and they're going to find different besides and different storefronts and what's there currently. But what we're asking for is $300,000 of incentive to help offset the cost of this renovation plan. And then we're hoping that Nelson will make some additional decent activity. But just to talk about Bell and the other pad side, as you know, there's really no opportunities for very limited opportunities for QSRs to be established, along with the six, because six because without some further assembages of rematers and other things. So these two pad sites are going to create, you know, we make some pretty good activity and, you know, both will time and part time employment opportunities. And then we've got right now we have about 29,000 for fee available to the state. And what's that gets filled? That creates a lot of sales tax dollars, additional employment, and those kind of things. But if you all have some questions, I'm here to answer. Man, any questions? Buddy? Okay. So what's left to be spent until that $, 18 million, month, month, month, and there's that gap behind the summary, which gives a detailed line item of everything from all of the asphalt, to paving, the lighting, the landscaping, and those types of things. And we're doing that with the general contractor that happens to be the same the lighting, landscaping, and those types of things. And we're doing that with the general contractor that happens to be the same general contractor that's building anchor. So we have the good, uniformity and consistency and timing and sequence. Because with these existing tenants, you've got to be careful that we don't, you know, in P-Daxes, there are spaces and we're doing it in three distinct stages, starting with the top of belt end of the shopping center and the far end were a dodgy. But to be specific, it can be any one of those linings. And then we're just not bringing it up here, so I said, we're going to approve the 300,000. And whatever reason, things fall apart. And so we're going in the 300,000 year. There's some of the industrialists, whereas the further projects are done, such as the party law or something like that, that even if the original prior and elegant lead, or go away, that we're making improvements that would be in our transfer to the source for providing. Well, we have left a deal of contracts. So we, on a 15, we will sign the contract with the bank of construction to do all this work. So we will be obligated to build our end of the bank work. Okay. I'm not going to be able to build our end of the bank board. I mean, you can already see that there's activity up there. So we are ready to go. I'm Amy and I'm from the National Freak and the studio of that name in former. And now we are Soul Freak Robert Katney, of Amy and Oprah and the commercial free studio at that baby corner. Now we are at the Swell Creek Rower Cafe or looking in Blue City, where I put together presentation, just kind of a review of what we're about, what we're doing, what we represent, and what we're asking for. What we're trying to do, right now we in Leap City and we are a visitor center for Leap City and with that we are here to bring the community together health other small businesses and healthy businesses and the clientele know that the other businesses that are back there exist so we're here for community so what we're trying to do is trying to find other communities that we can move to for and stand to. So C-Brick Room or neighbors to you guys, we love it. We think it would be a great, we think it would be a great allocation to and stand to and bring our community and everything's like that too. so we're here to around community, providing the unity and despite the great race religion, political view or anything like that. We are coffee shop, we teach art classes, and we also have markets in pedaling for artists, makers only, to bring raw attraction to the community. We, with this project, we would mimic kind of what we have in Lake City. So we'd call it sulfuric, sulfuric secret cafe. With the invasion and number, he spoke to Gell about this. With the idea, maybe in the future, turning that into a secret visitor center, kind of like what we are in Lipsody. They sell their merch through us, and they kept them in check for themselves and plus they get the sales tax. So it's kind of a win-win for them. Our objective would be to turn 14 out of nine into a, may make what we have in the Han River, in the city, so we have in March space to teach our classes for the community. We would have the big retail space to where we can buy handmade goods from our low margins. We would sell the handmade goods or the baked goods from our low margins. We can sell the hand-made goods or the baked goods from local move-outs, bakeries and restaurants or things that are around here to support other businesses locally. But that said, we've done some breakdowns of the costs for the project and the timeline. If we are able to get the parking line approved and expanding the parking line, is right now, I'm currently like four or five spaces and an overflow grassy area. So I could pull some, I had a contractor come over and working with Hank on the project trying to see a rental reduction for the project trying to see a rental reduction to the project years to all say and the improvements that I do to the building and the total project would come out to about 95,000 dollars and the kitchen to upgrade that we just need to upgrade water heater and different electrical maps slash things like that and that's estimated to be about 15,000. And then it's gonna be our biggest thing at like 60,000. And then the parking and signage. So what we're requesting today is an own original of the 10,000, but I'm not gonna be put back to add 14 to 16 parking spots in that little area, which would help the other businesses that are around there as well. That cost the quarter of the school team, 13,000. And then the signage to do the electric pole and the wind's going to branch wall up that has the back sign would have a mural of the city of Cypriot showing all the businesses that would be around the area. So that total came out to 15,600, that's 600 million for that extension. So this is kind of our inspiration, we're going and see what's inside of it. We would definitely keep it eclectic that's kind of our fill for the states. Very clean, lots of life planning plants and things like that. Our floor plan that we have here just shows that you're receiving and we'll have an external seating. We're planning to bring the live music doctor over here. Just shows that you're seating and we'll have an external seating. We're planning to bring the flag music dog over here. We've had it for like George. Like the city, there are historical cities, so we kind of towed it down over there. So we just keep the park related. So we hope to bring back some entertainment. When we were in for like short, our year over year from 2020, we've looked at the location in 2040, 30, but you can see the increase in ourselves year over year. So at 1.22 we ended at 6040. That was it. So that was with coffee entertainment and classes. So right now I'm working with Hank and we're trying to improve it to see what we can do for the link in the description.
