City Council staff and members of the public. Happy New Year. woman Evans congratulations on your reelection. Looking forward we're looking forward to working with all of you. I'm going to talk a little bit about the capital improvements that are taking place around the city. I'll be brief. The Adelante Water Main Capital Improvement Project, the 12-inch line has been fully installed off of Auburn and Barcelona. Next week we will be breaking ground on the 18 inch line. The high pressure water main that is going to be serving the entire project will be servicing the growth that is taking place at our new industrial park location. We're looking to complete this entire project by the second quarter of this year. This project, as I mentioned, will be serving the new industrial park, the new industrial park, the area is adjacent to Southern California Logistics Airport and adjacent to our waste water treatment plant, Northeast of our city, excuse me. We will be able to, as mentioned, we will be able to service companies such as Steelwave, Steelwave and Value Doors and Windows, and other industrial projects coming to that area. These two projects combined, these two projects combined, is just over 3 million square feet of logistics industrial warehousing, with another 15 million, another 15 million square feet underway. We'll keep you posted on this topic. This past year, in 2024, I want to do a brief recap. The city invested over $17 million in capital improvement projects. We paved approximately four miles combined. Some of these roads were Bartlett, Koala, and Balflour to name a few. We plan on continuing to invest in our roads this year. Schedule for this year and next year is Highway 395 and delicious. Senica Street Rehabilitation Project from delicious to Verbena. Verbena Street Rehabilitation from Villa Street to Palmdale Road. Verbena Street Rehabilitation Project, Mojavee Drive and Villa Street. And Eric Spressway Street Rehabilitation Project, off of Highway 395 in Raccoon. So we're going to be investing a lot of capital the pathway street rehabilitation project off of Highway 395 in Raccoon. So we're going to be investing a lot of capital in our very much needed infrastructure around the city. Moving on to Chamberlain Park, the city received its second reimbursement from the State Department of Parks and Recreation in the amount of $1.3 million, bringing the total reimbursement to $2.1 million. The third and last reimbursement will be in the amount of $675,000. The second new part, off of Balfour. The second new part, off of Balfour, the Phase One design will be completed by the first quarter of this year and be ready to advertise for construction bids. Park equipment for that specific park. We were able to identify a company that was able to secure over 30% cost savings. We will be purchasing that equipment directly from the manufacturer and the manufacturer himself will also be installing the city council chambers rehabilitation as you all know we've been working around the clock to get this entire council chambers rehabilitated modified bring it up to the 21st century and we advertise that project and we have a lot of work to do with the community and the community. We have a lot of work to do council chambers, rehabilitated, modified, bring it up to the 21st century. And we advertised that project in late last year, as you all know, right before we shut the city down for Christmas. And we unfortunately didn't receive any bids. So we extended it until the 30th of January. And as of yesterday, as of yesterday there were four job walks, different contractors walking through here. And so there will be, we anticipate that there will be additional contractors doing a walk through it. We're really excited about this. So this is why we're back today. I know I've made several announcements that we're going to be hosting our city council meetings at the stadium, but why not keep having them here while we can. So moving on to the Lewis group off of Highway 395, the Lewis Group Shopping Center located off of 395 in Mojave, the Lewis group is scheduled to break ground on their second phase on their second phase, first quarter of this year and McDonald's is scheduled to break ground in the second quarter of this year. I still kind of feel like putting it, one year on the south know, one year on the south side, one year on the north side might be a better fit, but I agree that the attendance was more than I'd ever noticed, and maybe just because it was centralized, it seemed like more. I've had the opportunity to see a lot of our residents over the last few weeks just throughout our community and people are just filled with hope and ambition and they're excited about this new year. So I am too. I was really excited and happy to attend yesterday's AESD guiding coalition meeting with the AESD team, family members. And I know typically our council and the AESD don't really do a whole lot of collaborative things together. But it was great to see both Victorville there, Atlanta was there, but also so many of our families, residents, parents, teachers, community members, all came out and we had a great brainstorming effort. Not just for the kids, not just for the teachers, but for the entire community. So it was a great event. They're gonna do this three, four times throughout this year and hopefully build a three to five year plan. And I was really thankful that they included us to be a part of that plan. So that was pretty cool. New Leaf is having their closed closet this Saturday. It's from 8 a.m. to 11 a.m. and we are just praying that the wind will not throw all the clothes everywhere like it did yesterday. Second. That was one other thing. What was the other thing? I know I'm going to remember it right when I give it back. I know. Well anyways, I'm excited about this new year. You know, Jesse went over all of these highlights from 2024 and I am certain that we will have significantly more highlights from this year. So I'm looking forward to that. It comes around me. First and foremost, councilwoman Jeanette, we didn't get a chance to, things happen so fast a couple of weeks ago when we got sworn in that we didn't really get a chance to speak. But I just want to give you a special thank you and shout out for your amount of time, energy, effort, service that you put into our city. I remember when we first started dating, right, you and I. And when I say dating, don't take that out of context, guys. It's going out, hanging out, you know, attending a lot of conferences, summits, meetings, together. It was a bit challenging because I felt that, man, this old lady is going to slow me down, right? But in fact, once we started doing more together, it was an opposite. You didn't slow me down. You actually sped me up, right? There were a lot of times where I had to catch up to you. And you taught me patience. You taught me kindness through our interactions and having to help you out with stuff and you helping me out with stuff. So I just want to give you a special thank you. Let you know that we love you. I love you. King says that he misses you and he loves you as well. And again, thank you for everything that you did. And that I know you're going to continue to do for the city of Alonso and its residents. Regarding my reelection guys, exactly everything everything with Councilwoman Stavanna said, thank you to everyone. All the voters that believed in me, to the ones that didn't believe in me or don't believe in me, I will continue to work around the clock to hopefully earn your vote in the next four years. But Council and residents of Alento expect more from your mayor, Pro Tem, right? Expect more. I will continue to engage and work outside of our city limits to build more relationships, bring more resources into our city limits so that we can get the help, support, and resources that we so desperately need. I found my notes there And it's just one thing that I missed I want to give a huge thank you on I believe it was a 22nd We had three different toy drives in the city So I want to think blue flame mega and his family they hosted one at the park on Santa come buff hour I want to think windy high desert you sports foundation and justified for the the huge one they hosted at the stadium and then stitches in Spirit Field Family Church hosted one on Monizuma and where they always do it in the apartment complex. Yeah, yeah, and curbside right. So I think curbside brings in stitches. So hard to me curbside from missing your name. Yes, but stitches curbside and Spirit Field Family Church together hosted a phenomenal event right there in the heart of the city that has the hardest time getting to other places. So shout out to all of you guys For bringing those resources to the city and ensuring that our kids weren't left behind when it came to Christmas presents So thank you and then also just with the craziness that happened over the night, right? Let's keep the city of Pasadena and the city of Los Angeles in prayer Those fires are crazy. I think I noticed. Yeah, wow. Those fires are crazy. I think, and last notice, there was over already 12,000 acres that were burned in the eating fire, right? So that one's moving like crazy. So let's keep all the community and as well are firefighters and first responders who are gonna be out to helping them I'll keep them safe. And then Carl Sarmiento and cars for coming around and giving out toys through the holidays. So I want to give them a shout out also for partnering with the Sheriff's Department. Going along with that our presentation while I was the city was closed down the Sheriff made some promotions and transfers and moved some of our personnel around so we'll be having some changes at our office. So I wanted to make you wear that. No, you're still stuck with me. So I'll keep you that one. But thank you. But one of our detectives got transferred and we have some deputies moved around and they're gonna have some new deputies. Along with that, I wanted to bring before you, one of our members of 20 some years that is now retiring and had a long service with the city. So I'd like to bring George who hates this up front. George remarras. He thoroughly hates this. So I'm enjoying the heck out of this. But George is a Sheriff's Service Specialist. He goes out and assists with our report taking also with our crime free multi-housing. We had that engaging with our community apartment complexes and stuff like that. George came on the department August 9th of 2003 and he's worked with the Victorville station, narcotics, the Victor Valley station. Prior to that, I'm sorry, he was a 16-year marine. Wasn't an army, but he was a marine. Still is a marine. We'll always be a marine. And has a complete dedication to community and country. And I just wanted to be able to comment to say that you guys have inspired me and everyone like me. And I just wanna say thank you, especially to Councilwoman Evans. The type of person that you are for the community, the type of person that you've shown me over our marriage has been amazing. We're talking about the type of person that you are for the community, the type of person that you've shown me over our marriage has been amazing. We're talking about the type of woman who I'll pull out a couple of dollars out of my pocket and she'd be like, nope, give them the 20. Give it all to them. And that's the type of gestures that for people like me where I come from, it's unseen. But the work she's done behind closed doors all over the city, really all over California, it's absolutely amazing. And I just wanted to say that it's inspired a movement. I am a nonprofit owner and I started a nonprofit, it's called New Legacy. And I just wanted all of the council to know that there's an army of men, females, just like me. Giving them full autonomy to one of our few buildings for a dollar when we have, if a nonprofit currently as it sits, my understanding is it sits today with the new fee schedule and all of those that you guys put in place. If a nonprofit wants to rent a park for the day, it's $250. So if we're giving them autonomy over this building and granted this great services, please send, you know, I love you, girl, it's not, it's not you, right? This is a great program. Everything they do is a phenomenal. It's not them. It's setting the president. They now have autonomy over, like I said, one of the only buildings that we have available, of my understanding, the only one that's operable, and we're only charting them a dollar a year and covering their water. So that just doesn't seem reasonable, especially since we're nowhere near 5,000 square feet over there. I'm not sure what the square footage is on that building, but they're paying $600 to do the same thing in Asperia. And so that was the decision I decided to make. But again, it's totally up to the council to decide this. So then just a little bit of backstory on this portion of things that happened. There was unfortunately, we lost the services out of the Catholic Church. And that just came to a surprise to the whole city. But that was pretty much like our major hub on this side over here. So when that happened, just the calls went out. You know what I mean? And Christina and her amazing team, they said, hey, look, if we could just figure something out, I know there's not a lot of places out there in our long term, but if we could just kind of gather and do this, like we have no problem in extending out our internal resources. So because they're going to have to inherit additional costs just by the bodies over there, over here, over there, over here. Right. I don't think it was ever a point of discussion like in regards to like they don't want to pay. I think it was more along the approach of like, hey, look. We'll give you a space. We'll give you a space. Let's get this going again. Let's figure this out. Let's really figure out what you may have to work with, you know, after this first contract. Public hearing to adopt greenhouse gas emissions thresholds and adoption of greenhouse gas emissions green tables Emblem and the performance standards pursuant to California to sequel Mr. Jim Good morning on a role mayor Mayor pro-tem members of the council Jim Hirsch from the planning department this is a fairly complicated topic and we have Mr. Michael Hendricks from Michael Hendricks consulting here. He is going to make the presentation on this item and then will both be available for any questions that you may have. Mr. Henry. Good morning. My name's Michael Hendrix and I'm here to present the greenhouse gas screening tables for the city of Alaronto. Before I do that, I just wanted to mention that I volunteer for that food bank. I do deliveries to folks that are homebound elderly. It is a great service for the city of Adelanto, so just those two cents before we get on with this. I love you both out by the way. Oh, thank you. So to give you an overview on greenhouse gas emissions, there's been a lot of controversy and legal fighting over what is a GHG threshold of significance within SQL analysis. To help alleviate that for the 24 cities and the county of San Bernardino, the San Bernardino County Council of Governments set up a regional GHG reduction plan. That plan covered all jurisdictions within the city and each of those jurisdictions during the development of that plan had input into it. So each jurisdiction, including the City of Odleonto, has a chapter in that. The other great thing about the plan was it was entirely grant funded. So none of the cities or the county had to pay for this effort. As part of that plan in implementing the reduction measures, it was decided to use a screening table's approach. A screening table is a menu of options that new development projects can pick and choose from. The best fits their project in order to achieve 100 points and 100 points is determined to be a fair share contribution of reductions within the plan. If you can move to the next slide please. So this is how the development process works for SEQUA using the screening tables or other methods of determining significance for greenhouse gas emissions. The first question after whether or not a action is a project is the project exempt under sequin. If it is, it's determined that emissions are less than significant and no more analysis needs to be done. If it's not exempt under sequin, then you look at a project that whether or not it is contributing 3,000 metric tons or less. If it's less than 3,000 metric tons, it's considered a small project that does not have good mitigating ability and the plan compensated for that. So your typical small projects, like a McDonald's or a neighborhood market, those kinds of things would be under 3,000 metric tons and considered less than significant because the plan compensated for those small projects. For larger projects, you have a couple of options. One is to use the screening tables, and like I say, it's a menu of options that the developer can choose from in achieving 100 points. And if they achieve 100 points, they're considered to have adopted their fair share of the reductions and their emissions are less than significant. They have the choice of actually doing a project specific quantification. And if they determine that their 2030 emissions are reduced by 40% they're considered less than significant. So that is the process in a nutshell for determining significance the advantage Audelanto has in using this as one as stays competitive as far as attracting development because the other cities surrounding you are also using this method. It also has some consistency and it has some legal precedence for being a legally sound way of determining significance for GHG emissions. The plan itself, having a plan like this and being able to tear from it has gone through the courts and the California Supreme Court has determined that is the best way to reduce emissions and as long as the project is consistent with those plans, then it is considered less than significant as well. And then the screening tables themselves have been challenged in court, and those challenges have failed. So we have a pretty strong legal precedent for using this as a safe harbor, if you will, and having development projects use this method. Next slide. And I've already gone through that process. So we'll move on to the next slide. The whole purpose of the screening table is to keep it fair, keep it flexible enough through those menu of options, and keep it simple enough that developers can understand it, and you as City Council, when you're approving projects developers can understand it and you as city council when you're approving projects can understand it. And with that, I'll entertain any questions you may have. Thank you so much, Councilman Evans. Councilman Whitford-Groom? Good, thank you. Councilman Whitford-I just wanted to know what your measuring tool when it comes to that? So we've looked at the GHG reductions that are anticipated with the plan and each city had their own as I would put it. They determined their reduction target and the amount of emissions that they would reduce for the City of Adullanto, a majority of the emissions being reduced are from new development. And so we allocated between residential and non-residential development, the amount of emissions in coming up with the screening tables. The screening tables themselves, each of those menu options, they looked at conservatively what the reduction would be in a typical development and allocated points based on the emission reduction expected. Right, that's the overall scope, but what is the actual tool? Is there some kind of emissions reader that you have or what is that? Well, the beauty of the plan is you don't have to calculate emissions with each and every project. You just have to come up with 100 points. And the points are allocated in that menu of options. So depending on the option you choose, depends on how many points it's worth. Sounds good. I would also elaborate on that a little bit. Title 24 keeps honing in on more and more reductions. So currently just complying with Title 24 gets you about 80 points. Okay. So a developer needs to look at for the last remaining 20 points. What they want to do. What they want to do. Yes. Gotcha. So new business, number one is going to be item number five of the consent calendar that will be the solution of the self-taxial facilities and respect to 34 single family home lots by DR Horan within approval number two and authorize mayor to sign the bill with on behalf of the city. The list is here, the representative for DR Horton, probably our largest home builder, as you know in the city. And they came to us who were a request, essentially, to do what they had done before in 2021 which is to remove a special tax or what people would know as the Mel Rouge tax from the properties that they have purchased on 34 parcels. So it's important to note that it was formed in 2006. It's actually CFD 2006-5 that was formed and there are certain parcels that they own and they'd like to remove the special tax facilities portion. I don't know, there's a facilities in a services charge or only removing the facilities because when a developer comes and builds new facilities or new homes, they're required to build public infrastructure. And one of the things they can do is do that through it, imposing a special tax, otherwise known as a malruse tax, that they pay until they sell the home and the home buyers eventually pay that. Now it is our understanding that this has been an impediment for them to sell certain homes because they have decided that they don't want to place that malruse tax and they're going to pay for the infrastructure directly themselves. But because when you do a title report, it actually shows a special tax. The underwriters are like, oh, but there's a Melrose tax. And we are going to underwrite it as if it's there, and it adds like an additional $500 on, and makes it more difficult for the home buyers to qualify. In the staff report, I noted that in many cases, a Malarose can be advantageous. I don't know. It's always the case here in the high desert. But certainly as advantageous, think of it this way, you could, let's say you have a mortgage for 400, 400,000 and 430,000 say the cost of the infrastructure is 30,000 per unit. You would finance 430,000 all of it at 7%, which is the current mortgage rate. What Mel Russo allow you to do is to finance 400,000 at the 7%, and the 30,000 could be financed at like say 5%. So it's a lower rate. Oftentimes it's advantageous. But in this case, since they're embedded in the price anyway and you're buying the home at say 430,000. They're being charged like as if there's another $30,000 on there. So we would like direction to do the same thing that we did in 2021 is to confirm the drafting of the agreement, give staff and the city attorney that being Todd Liffkin the direction to finalize that document to confirm that everything is in accord to the last time and then the mayor to To sign that agreement. So once again, I should repeat we did this same action in 2021 And if you'd like to hear from Dior Horton, they're here to answer any questions for you. So it's for being a Invictor Okay, nice It's an existing track. It's been sitting there forever, half developed. Yeah, it was that small guy he did a few. Yeah, we're trying to acquire more. There's quite a few developed or half developed tracks. We'd like to finish them and proceed developing new homes in Adelante. So we might be back if I may. We may be back repeating this process as we did in 2000. There's a lot of these old community facilities districts that were formed prior to the recession. As Julio mentioned, I mean, they were definitely formed with good intention and they made sense economically at the time prior to the recession. As a national home builder, you know, we're really focused on bringing attainable and affordable housing opportunities to, you know, different demographics and different buyer profiles and especially up in high desert. It's just really important that we try to keep that monthly payment for our buyers as low as possible. Since this tax isn't even being levied, the city recognized that in 2018 that it was a tax burden. You voted to not levied it. Since it's not being levied, this is just an action to make it official. So that way, when our buyers or potential buyers are coming out to qualify for these mortgages, that the underwriters are not having them qualify for attacks that's not being levied. It is adding about 500 to $600 a month to their monthly payments. And they're not even having to pay it, but they're having to qualify for it. And there's no way we can scope this over all the projects, or is it, it's going to be by one by one? Yeah. Because it's really up to the, the owners of the parcels, and we own these 34 lots. And we, of course, are always looking to own more in Adelante. We're always searching. But it kind of is a parcel by parcel or a track by track basis based on the property owners. Gotcha. Are you good? Oh, man. If I may, we can't do this. It's a special tax proposal. As you said, the landowner has to go and request this. Right. I'll go through this process. OK. So we will be back doing this on a piecemeal basis because there's no other way you can do it other land over. I just wanted to residents to hear that part. And then my last question is, are you guys going to keep the similar concept that you did with that first 111? Was it that they did over that for Sonica and Rubina? That was 107 Arseneca Point project. Are you going to kind of keep that similar concept with this one that you're taking over a little bit smaller? They're the exact same. We're actually marketing it as a continuation of Sonica Point. So our sales office is actually still, because it's pretty half a mile away. So we're utilizing the same sales office, same sales agent, same elevations, floor plans, etc. So it'll be a nice continuation of this. Since y'all brought it up, I was going to talk to you privately about it. And I spoke on this item back when I was on council two years ago and I addressed Jesse in the fact that y'all build the express homes in Adelanto and then right down the street on Mojave, they're not the express, right? So we've got higher ceilings, better door knobs, all of the things. Can we just give folks the option that want to live in Adelanto but prefer the higher ceilings, that option here as well. Yeah, the ceiling height is not so much a spec level requirement on our part. It has to do with architecture requirements by each individual jurisdiction coupled with the floor plans that we're plotting. And like I said, we're really trying to keep our offerings as affordable as possible. It's like a $30,000 difference, I think. That's a pretty big difference. I don't know. I wanted to try to agree with that, but I'm just saying, like if I want to live in Atlanta, right? I love that house you guys have over there. You didn't build in the second phase. I was a little bit upset because I waited for the second phase and you all didn't build it. I was feeling some kind of way. feel when you walk into those homes on Mojave as opposed to the ones on Seneca. There's a difference. And I think that I'm happy I get to address it with you, right? Not your fault. Jesse, I was just coming at you. I did. I think that it's important for our residents to have the best quality as well. Right? If we're going to offer the almost the same floorplans, I think the two houses that are over there are over there as well, right? They're unique to over at Alante. So our floor plan offerings, and it also has to do too with where we're building. We don't want to cannibalize ourselves, right? Not you. So I can't build the same floor plans of every single community when the communities are only, you know, two miles apart from each other. I have to have some type of different shinding, you know, factors that way, you know, you want a smaller house and you've gone over off Mojave, hey, come over to Adelante. I've got a smaller house for you over here. So that's also, it's driven by us as well. But to your point, it is important for us to offer a variety to different buyer profiles. And as we continue to acquire land in Adelante, I would love to explore not only different product offerings, but different site development standards and different community designs. And I've talked at links with City Manager Jesse Flores and the development team here about our desire to hopefully do entitlement at some point in Adelauntown, do a brand new community with different features and different types of products. I think right now what we're trying to do is there's a void in the market. We're trying to offer attainable affordable options as quickly as possible. Yeah. And so, by doing that, we're able to use our model complex over at Seneca Point, not build new homes. We're able to continue a product that we know has already been successful and already been while received. So as we move into new projects and acquire like new land, I think there's always an opportunity to explore different products. I love it. I love it. I'm just saying that house was built in the first phase. Yeah. And I did one thing too from that mistake councilman Evans to the Senate appoint project. There was like a hundred and seven homes, right? But I think within like the first week, they got like 250 qualified buyers. Yeah. You know what I mean? It was just like they had more people, right? So I would say for, especially for the community, for the community that like, that model was, it worked, right? So I get it though. I had a high savings house and now I have aedings house And I most definitely do feel the difference, but you know, they can was definitely Eight and nine foot plates. I mean it's not it's a foot is a foot. I mean a foot I think when you're in it feels a little bit Yeah, I don't know why sure see like it shouldn't of your support in the city's support. That's how you, when you and I met with that lady up in Ontario, she said it's a lot of heavy lifting and it's gonna take a lot of volunteers in each one that plants something there, a vegetable or fruit, they're gonna be responsible to participate in the management and the development of this entire project. So I just wanted to make sure that the council was aware of all of this because I cannot dip into the general fund. 100% no and that's not my vision for sure. There are grants available especially for the container program that Mayor Porto Maramolson has been working on. In addition to that, I've got four committed nonprofits to take a week a month until we can get the residents to step up. Right? To the end of the day, the residents should own this project. Like you're saying, and Ontario, we're re-entering. In Ontario, the residents paid for plots, right? But until we get there, I have four committed nonprofits that are willing to take a week. There's a new football organization. They came to a little bit on the toe called the heat football and chair. They want to expand to do travel baseball, soccer, basketball. Like they want to become like a sports organization in all the long toe, but they're just starting in the sounds bad with the lowest hanging fruit, right? With just football and chair. I want to have them come down and kind of just talk to the council, get to know us as a broad. I am playing a role in the organization in helping them grow it. They are the official feeder program for the high school. They're working hand in hand with Stokes, 80 Wilson and the principals. There's a lot of great synergy going on there. And I would love for them to come and just, you know, present to the council kind of to share the vision, who it is that they are, what it is that they're doing. But one thing that we are doing as a, as a fundraiser for the, for the organization is partnering up with the stadium and Darrow because he has expertise in this but they're doing a 5k and a half marathon run at Mojave Narrows on April 26th and then they're doing on their like heat community day which is going to be June 28th I believe it it's a Saturday, they're doing a 5K mud run at the stadium, right? So this is their way of, you know, raising the funds to bar the equipment and do this at the third. And I wanted to see if we can talk about potentially having them doing a donation to the to the stadium. We're not stadium two. Whatever entity is an entity that's gonna do the 5K and a half marathon, right? So if that's on the weekend, have a discussion for a sponsorship for that 5K and a half marathon. I'll second that. I really could, I just wanna add to the whole sports thing is I just wanna give you and councilman Mesa like huge shout out and thank you guys man. Like I don't feel like we know what Ed did and is doing currently right, but and I like the little league, but man I know from like 2018 to call it the beginning of last year. I don't ever recall like there being so much buzz around like youth sports in our city. So you know um starting new organizations bringing new coaches in you know recruiting kids from other areas like I love it man I love to see it. People don't need to be afraid of friendly competition. You know we don't need one football team in the entire city. We don't need one baseball team. So, so seeing you guys, you know, move in those lanes and and create build and then move on and then create build or strengthen, you know, organizations that have already built and created. I love it, man. Hats off to you guys because I know, you know, working with one kid is crazy enough, but working with, you know, hundreds of them, you know, I know is insane. So thank you guys for everything that you guys are doing in that sports youth realm. It does not go unnoticed. We appreciate you guys. Right, so I just want to say the heat, this is awesome opportunity for the city of Atlanta to really have some of that could be in the city 24-7. Clark Pacific is talking about donating dugouts for the baseball fields. So when we're talking to our planners, when we're talking to the people that are gonna be nominated talking to our planners, when we're talking to the people that are going to be nominated to build our parks, that this is something that I can help incorporate in the build. So Clark Pacific is putting a portion of that, whatever that costs is away from that. And they can focus on other things on the park. But bringing sports and a high end to this city is our next goal. So we're going to try to take this to the next level when it comes to our youth. We're going to keep the little they we're going to keep everything that we have and then just build more infrastructure for higher higher sports in the city. So that's part of the goal. Yeah, and I can confirm that when we were one of my visits over to Clark Pacific when you introduced me to one of the Clarks. Don Clark. Don Clark, right. It was really cool to see you, you know, passionate, explaining to him like what, what we're trying to do in the city with, you know, these youth organizations. And I saw him look us both dead in the eyes and said, when you guys are ready to do it and get it done, got the location, let me know. And Clark Pacific will do everything that we can do in our powers to get that, you know, make that possible before you guys. Great job on championing that. I have a quick comment. Because I also want to just say that Clark Pacific isn't only responsible for doing things for youth sports, but Clark Pacific is also responsible for helping bring arts to Atlanta. So they were a big contributor, and they actually helped launch the heartworks program in the city of Atlanta, along with Excelsior.
