And then the last one, the West Falls voluntary concessionscessions. And in that show, the voluntary concessions have a requirement for 40,000 square foot grossure. They have a grossure. They've signed a lease. They've got everything is good to go. The grossure's going to take up 35,000 square feet. And so they would, they're asking for a change to the BC to strike 40,000 and say 35,000. The. What's a plan for the balance? The plan for the balance will be retail uses. And so essentially, way it's been positioned is. If we're not granted the VC, it will use that space for grocery store, if Shen at the whole generate no revenue whatsoever, if it's very difficult to lease, or if we can get some permissions to relieve from the VC that will put it into retail, market it for retail back. We've kept it pretty simple, there's a we're pretty much done. The only thing we were so working on is the maintenance agreement for how they'll maintain all the similar things. And but I think we're sad as viewing this is a fairly straightforward request. The could be a pen that history of the more like a one or two page around history of events agreement. So, under the Affordable Housing Fund, you know, what that presentation is is discussing a multiyear plan for the CCA youth program, a multiyear plan for the home ownership program with NHP, the multiyear program for the Act vision strike fund for Virginia Village, and then the multiyear program where we're sort of building up the affordable housing fund with sort of as a thinking fund made future challenge. That's what we want to talk about. The context of the Virginia Village piece is we do have the EVA put in 925,000 What we would what I would like to discuss with the City Council is something I put in a memo that I sent out back in early March. It's an idea where the part of the money of $400,000 is rewritten, rewritten, the CIP is now just an appropriation in the EDA. So that's about 400,000 over 925. And then have the remaining 500,000. We can treat in several ways. The Council could say, we would be that is the EDA's contribution to affordable housing. Thank you very much. End of story. The Council could say that we will use your end surplus money. We may have some investment funds. Council could make a payment and make them all or there could be a return on investment where the 500,000 just stays in. There's no repayment to them, but they're able to earn a return on that budget, fast-value investment. If that were done, If you need to do that to the general fund, or it could be done through the essentially from the rents from Virginia Village, which are most they're going for maintenance of the property, that's their main thing that we're using the rent for and to build off that position strike bond to continue that program. but it probably could afford to pay some return on investments in the EU as well. Quick summary is probably deeper than we should do on a Wednesday morning, but that's something that we would like to have a little bit of time to discuss the context and budget. Ultimately, Council's direction on that then would be folded into the budget ordinance on May 12th. So that's the work session on the 7th. Nice one question, Chris Alley on that session. Just on solid waste fee concepts. Yeah If the stormwater fees are mandatory fee, but first trash and recycling and compost, for example, would they be if there were fee system been posed as mandatory or could people like opt out? Like I was thinking of people who are like, I paid $900 for a home like mill system and I I like composting through that. And I don't want to pay a fee for composting. So. So what I will sell it can answer. Of course, we haven't had a chance to sit down and discuss it with Sally. What to me would be a precondition for doing this is that this is a mandatory payment, not optional. And in fact, similar to the stormwater fee, the treasure would say any money you pay in per your property tax bill, the first money goes to stormwater, first money goes to the solid waste fee, and then after whatever's like, so if someone did say I'm not paying for the solid waste, the treasure would have ways handling that so that it is in fact mandatory.
