The existing 5343 tenant space is located within a planned community and is zoned as planned community commercial. The proposed business is surrounded by office and single-family residential to the north, an office center to the east, single-family and multifamily to the south, and finally a commercial and office center to the west. For some background, the tenant space is located within a food court area of a wholesale grocery store known as Rivera Food Service.
