They are asking for a 30.6-foot reduction from the 50-foot front yard setback, which would allow the proposed garage to be constructed up to 19.6 feet of the front yard setback. We are writing to request a variance for a 30 foot six encroachment into the front 50 foot setback in order to build a 25 foot by 26 foot detached garage on the left side of the existing house. The unique physical conditions of the site prohibit the successful implementation of a detached garage within the allowable building area within that 50 front stuff back. Lot 11 is a height so in lot and it also consists of exceptional topography in the middle of the lot with heavily wooded area as well. There is a stream along the back of the property with a hundred ayear floodplain as well. And along the front of the property, there is a 10-foot well sat back, which prohibits the particular access past where the existing driveway is. So between the well and the front of the house. And then to the right side of the existing house is where the current subject system is. And within that there's a 20 foot setback from the subject system that prohibits us from building either a detached or attached garage on that side of the property. So the reason why with all of these limitations, we're proposing to have the garage on the left side of the property against the side lot line and building line set back against and right up against these things right away, as to limit the amount of interest of this on the lot with the ability to keep that existing driveway and utilize that to access the proposed detached brush. The proposed garage will not alter the existing character of the neighborhood. the neighboring locks as you see on the site plan, all have existing attached to parker rogues. So doing either a detached garage will not alter the character, except the existing neighborhood at all. And because this is a Pikes and Lot, the house or the garage actually are not visible from the doorway. I know that the neighbors are all in full support. I'm not sure if any of them were able to join today in order to say anything in regards to that, if they have, I'm sure they will be able to in the time comes. And then the Roasters are also prepared to work with the state engineer to address any comments that the health department has regarding the location of the proposed garage. I don't care if you have anything additional to add. Is this a single story or a two story house? It's a single story. I don't know if you were able to see the photos. So single story kind of, I don't know how you guys define things, but basically we intend for the garage to match the house and appreciate appreciate. Architecturally it's going to match the house. Yes, yes for sure. And would certainly emphasize what they said in terms of the the privacy, the tree line of the lot, the placement of the pipes them. There's really only two neighbors who will even know that this is happening and neither of them can see anything. So in terms of disruption to the community little to none, they're supportive. If we need their input, I can text them and ask them to join this if available. But their plan was to write something in, but I understand that that wasn't really an option for. It's okay, understood. But anyway, they're supportive and we could demonstrate that if we needed to, but I was hoping not to waste their time unless it was absolutely necessary. Tell me about how you need a garage and why it would be a hardship not to have a garage, a two car garage of this size. Yeah, so I guess I would answer that twofold. One is from a property value standpoint. We are the only house on the street that doesn't have a way to protect the cars. Everybody else has, I think there's one who has a car port, but everybody else has an attached garage of two cars, maybe even more, somewhere three cars. And so from getting our property up to the standard of the neighborhood, that would be part of it. And also, if you can tell from the satellite photos, we live in the trees. And so when you look at protecting the vehicles, protecting the assets, they are constantly being reined on by, you know, various hickory nuts, branches, anything like that. And so it would be a way to protect vehicles and bring our house up in line with, or at least closer to in line with the rest of the homes. We'd love an attached garage, but as time articulated, it's just not feasible for a number of reasons. And so we're thrilled to settle for a detached garage, assuming we can make that work with you guys. So you do understand that the health department, no department or agency came in an opposition, but the health department has a variety of concerns with regards to the well, the alternative site, and all those things would have to come into compliance before you could proceed with a building permit, even if the variance were granted.
