Alright, ordnance 65.4 was passed through resolution P 2412 to allow storage, mini warehouses, and recreational vehicle storage in the commercial zone, and in the mixed use zone, with a conditional use permit. So for this proposal, a location development plan, conditional use permit, and a parcel map are required for this project. Next slide please. The subject site is located south of Seneca Road and east of Fair Main. The subject site is surrounded to the north, to the east and to the south by commercial uses, also currently vacant. It is bordered to the west by residential zone and existing homes. Next slide please. Before you is a proposed site plan the subject site is access to the north along Seneca Road. A total of seven buildings are proposed and two recreational vehicle parking covers. Next slide please. Before you is in overview of the floor plan for the storage units and the office spaces and the office space to the upper side of the site. Next slide, please. Before you is the phasing plan, which is consistent with the proposed tentative parcel map, phase one is on the west side of the lot. So if somebody's running a small business and they wanna have storage, whatever they might store in there for business purposes. And then the most westerly for, yeah that'd be great if you could go to that just any of them that had the floor plan on it. But the most what westerly four spaces are 20 by 30 retail spaces with storage. Consider retail spaces could be an office space as well. Accountant or it might be but also but also with our reach, excuse me, storage attached on the southern side of those as well. And you know, I think you know what I'm after as far as availability to rent for functions. It would that handle that for the kitchen slash lounge type of thing? The leasing office certainly could. The leasing office in itself is 3,500 feet or so. So as a mail room, by the way, a JSON to it is so we're thinking a mailbox, et cetera, or something like that. In this building A, we actually have some small or storage spaces as well, depending upon what their business is. But the whole idea was flexibility, even in the retail spaces. Somebody that knows we probably not want to release those out on a monthly basis, just because once you have somebody in a space that large, you like to keep them there for a little bit longer. But certainly the office spaces, I didn't really thought of an event space, but in terms of all the office spaces were really trying to cater to small business businesses for sure. You're welcome.
