Good morning. I'm going to call the meeting to order. This is a zoning administrator meeting of December 5th, 2024. My name is justina welcome. I am the zoning administrator. We do not have any item on the consent calendar so I'm going to move ahead to the public hearing item. We do have one public hearing item. It is the conditional use permit number 2024-0010. The applicant is Victor Begazo on behalf of Inca mamas. The location is at 1401 Newport Avenue Unit A. And the request is for an authorization to sell beer and wine for onsite consumption. This is a Type 41 ABC license in conjunction with an existing restaurant Inca Mama's located at 14001 Newport Avenue. And we have a presentation by Mary Salman. I need to provide the request to authorize the type 41 ABC license of the sales of beer and wine for onsite conception at an existing restaurant located at 14.001 Newport Avenue unit A. The project site is located within development area 6B in the downtown commercial course Pacific plan and it's highlighted with the red triangle on the site plan on the slide. It's surrounded by commercial uses on all sides and it's located on the Western intersection of Newport Avenue and El Camino Real. The restaurant is existing, it's located in a shopping center and it's approximately little background on the restaurant. The tenant space is, as I mentioned in the previous slide, it's located in a existing shopping center, and it's been in operations since approximately 2023. On this slide, you'll see the existing floor plant, the floor plan of the existing restaurant. It has an existing outdoor patio area that meets the Tessence City Code outdoor dining requirements. And on the floor plan on the side, you'll see the alcohol storage area that will be located behind the barn service area. It's highlighted with the pink rectangle. In reviewing this project and application, there is no request for changing the use classification because the tenant space has been approved for a restaurant. There were no concerns for calls from PD or the ABC office. And approving the CUP would impose the standard conditions of approval for onsite consumption of an ABC license. And with that, I would like to recommend that or staff likes to recommend that the zoning administrator adopt zoning administrator action number 24-013 approving COP, CUP 2024-0010 authorizing type 41 ABC license for an existing restaurant located at the last year, 0-1-0, authorizing type 41 ABC license for an existing restaurant located at Inca mamas. We Incomama's is a good addition to Tustin, so we were very excited when we heard that you were gonna locate in our city. And I don't know how many calls I have received when you had your sign up, but you had not opened at the time. But we're glad that you're here. My question to you, I wanted to make sure that you have read all the staff report and all the conditions of Probe Approval. And you are in agreement. I did review them. We're in agreement.
