The Bay Park is a group of eight (8) parcels under common ownership that is approximately 53 acres in size and includes Sarasota County PIDs 2009090036, 2009010002, 2009010005, 2009010004, 2009010003, 2009010006, 2007160001, and 2007160019. The Bay Park is located generally to the north of Boulevard of the Arts, to the east of Sarasota Bay, to the south of a Florida Power & Light (FPL) substation, and to the west of N. Tamiami Trail. The current zoning for the property is Governmental (G) and Downtown Bayfront (DTB), and the Future Land Use designation is Metropolitan / Regional # 5 and Downtown Bayfront. The purpose of the Zoning Text Amendment is to implement the Sarasota City Plan and the Bay Park Zone (BPZ) district, consistent with the City Commission adopted Comprehensive Plan Amendments. The companion rezone application intends to rezone an approximate 32 +/- acre portion of the 53-acre Bay Park to BPZ (with the exception of the recently-completed Phase 1 = see map on reverse). The Applicant is also proposing to vacate a portion of the 10th Street ROW currently under the jurisdiction of the City of Sarasota located to the west of the roundabout at 10th Street and N. Tamiami Trail to provide flexibility in the design and use of the Bay Park property as reflected in the approved Bay Park Master Plan. Additionally, a Boundary Adjustment is being proposed to unify the Bay Park under a single PID. The proposed requests are based on the approved Bay Park Master Plan and Sarasota City Plan and will further the vision the Bay Park. The workshop presentation will begin at 5:30 PM on Tuesday, August 15, 2023, with an opportunity to ask questions following the presentation. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more of the following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map lilustration LU-6 oft the Sarasota City Plan; Amendments to the text of the Sarasota City Plan that affect a specific and limited area of the City (as determined by the Director oft the Department of Neighborhood and Development Services); day caret facilities with more: than ten children in certain zone districts; utilization of Golden Gate Point alternative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, if any, solicit suggestions and identify concerns; prior to the filing of a formal development application. This meeting will be conducted by the applicant ort their representative; however, a member oft the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density ori intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community' Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings held as the application proceeds through the Development Review Process. Interested persons are welcome to attend the public hearings and be heard.
