The property is located in the southeast quadrant of the Saint Lucie Avenue and Fruitville Road intersection and involves two parçels that will eventually be combined following the approval process. The parcel at the Saint Lucie Avenue and Fruitville Road intersection is identified as PID #: 2033010004. Then, aj portion ofthe Diocese's campus main property, located at 4380 Fruitville, will be split off and added to the Saint Lucie Avenue parcel to make up the final 1.825 +/- acre development parcel being proposed for the change (PID # 2033010001)- The purpose oft the FLUM amendment, rezone and site plan is to allow for the Diocese to redevelopment the property with 20 single-family attached units. All of the units will be designated as attainable housing per the City's rules and regulations. The subject property currently has two Future Land Use designations. The Saint Lucie parcel currently has a FLUM designation of Community Office/Iinstitutional. The property that is part of the main Diocese campus currently has a FLUM designation of Single Family Residential - Very Low Density. The proposed FLUM amendment will be to change the designation of both parcels to Multiple Family - Medium Density. Both parcels are currently zoned RSF-2 (Residential Single Family-2 [4.3 units/acre]). The applicant will be concurrently processing a rezone oft the subject property to RMF-3 (Residential Multiple Family [13 units/acre]) which corresponds to the density required to construct the 20 attached dwelling units proposed to be developed on the property. A site plan will be proffered with the rezone application. The proposed buildings will be two-stories and will have access via Saint Lucie Avenue. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more ofthe following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map Illustration LU-6 ofthe Sarasota City Plan; Amendments to thet texto ofthe Sarasota City Plani that affect as specific and limited area ofthe City (as determined by the Director ofthel Department ofNeighborhood and Development Services); day care facilities with more than ten children inc certain zone districts; utilization ofGolden Gate Point alterative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, if any, solicit suggestions and identify concerns; prior to the filing of a formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings held as the application proceeds through the. Development Review Process. Interested persons are welcome to attend the publicl hearings and be heard.
