The proposed ROW Vacation is for an unimproved alley of approximately 15 feet in width and approximately 216 feet in length, running north and south located between Lots 9, 11, 13, 15 and a portion of Lot 17 on the west and Lots 10, 12, 14, 16, and a portion of Lot 18 on the east. The alley is located approximately 100 feet east of and parallel to Audubon Place commencing approximately 200 feet south of the southerly right of way line of 6th Street ("Subject Area"). The Subject Area to be vacated is approximately 3,225 square feet in area and is specifically identified in the enclosed map. The existing 15' alley is platted but is not utilized as a driveway. The alley is not designated on the Primary Grid Street map (Map VI-1001) nor identified as a Primary "A" Street in the Downtown Environs Map of the Engineering Design Criteria Manual (Fig DE-2). Additionally, it is not identified as a Transit Corridor or a Thoroughfare roadway in the Transportation Element of the Sarasota City Plan. The proposed Utility Easement Vacation on private property is for the north 15 feet of Lot 17 as described in Official Records Book 1182, Page 1890 of the Public Records of Sarasota County, Florida (the Easement Area"). The Easement Area to be vacated is approximately 1,505 square feet and is identified on the enclosed map. The Easement Area is completely enclosed within property located at 300 Audubon Place, Sarasota, Florida 34237, more particularly described as Sarasota County PID No. 2028060107 (the Easement Area"). The Easement Area is zoned Industrial Ligh Warehousing (ILW) with a Future Land Use designation of Downtown Core. The Future Land Use designations of the adjacent properties include Downtown Core, Urban Edge, and Urban Neighborhood. Both vacations are being requested to facilitate the construction of an attainable housing development commonly known as "Sarasota Station". The workshop presentation will begin at 5:30 PM on Thursday, August 15th, 2024, with an opportunity to ask questions following the presentation. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more of the following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map llustration LU-6 of the Sarasota City Plan; Amendments to the text of the Sarasota City Plan that affect a specific and limited area of the City (as determined by the Director oft the Department of Neighborhood and Development Services); day care facilities with more thant ten children in certainzone districts; utilization of Golden Gate Point alternative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, if any, solicit suggestions and identify concerns; prior to the filing of a formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendment is,equested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings heid as the application proceeds through the Development Review Process.
