Geldbart Auditorium 1331 19t Street Sarasota, FL 34236 Contact: Joel Freedman Freedman Consulting & Development, LLC 1527 Second Street Sarasota, F134236 (941) 780-2623 A community workshop is being held to discuss a proposed amendment to an existing Right-of-Way Use and Utility Easement (O.R. #2022152500) and to discuss the vacation of an existing Drainage and Utility Easement (O.R. 768, PG. 1125) that are both located on the Sarasota Housing Authority's property located at 750 Cohen Way. The property is known as the Lofts on Lemon apartment complex. The first phase of this project is constructed and occupied. The second phase is in the design and approval phase. The Right-of-way Use Easement is located along the northern property line ofthe subject property. The area proposed to be amended is located in thei northwest corner of that easement. The Drainage and Utility Easement is Iocated along the subject property'sLemon Avenue property line and is proposed to be entirely vacated. The amendment to the existing Right-of-Way Use and Utility Easement is necessary to adjust this easement because of a small encroachment (137.28 s.f.) of the Lofts on Lemon Phase I building into the easement. The proposed vacation oft the Drainage and Utility Easement is necessary to allow for the construction of the Lofts on Lemon Phase II building. The utilities that are in the Drainage and Utility Easement will be relocated as required along Lemon Avenue. This relocation will be done at the expense ofthe developer of the Phase II project. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more ofthe following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map Illustration LU-6 ofthe Sarasota City Plan; Amendments to the text ofthe Sarasota City Plan that affect as specific and limited area ofthe City(as determined by the Director ofthel Department ofNeighborhood and] Development: Services); day care facilities with more than ten children in certain zone districts; utilization ofGolden Gate Point altemative standards, and/or certain development projects within thel Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concems; prior to the filing ofa formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an: application is not filed within 12 months following the preyious Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings held as the application proceeds through the Development Reyiew Process. Interested persons are welcome to attend the public hearings and be heard.
