The property is currently zoned MCI (Medical Charitable Institutional) and is proposed to be rezoned to RMF-5 (Residential Multiple Family-5). The RMF- 5: zone district is the implementing zone district for the property's Metropolitan Regional #3 Future Land Use Plan Map designation and allows residential density of2 25 units per acre which is the same allowed by the existing MCI zoning. The proposed new building will include 153 Independent Living dwelling units, amenity areas and support facilities constructed that will have three levels of parking with a total building height of 115 + feet. Currently there over an internal parking structure are 373 parking spaces on the property however some parking will be removed because ofconstruction. There will be approximately 471 parking spaces in the new parking garage for total of approximately 639 parking spaces on the property. Access to Plymouth Harbor, including the new building, will continue to use the existing access to John Ringling Boulevard. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if Conditional Use; "G" Zone Amendment to the Future Land Use Map Ilustration requesting one or more oft the following applications: Rezone; Street/ROW Vacation; Waiver, LU-60 ofthe Sarasota City Plan; Amendmentst to the text ofthe Sarasota City Plan that affect as specifica and limited area ofthe City (as determined by thel Director of the Department of Neighborhood and Development Services): day care facilities with more than ten children in certain zone districts; utilization ofGolden Gate Point alterative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is toi inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concerns; prior to the filing ofa formal development application. This meeting will be conducted by the applicant or their representative: however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to thel height, density or intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 121 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified ofa any publicl hearings held ast the application proceeds through the Development Review Process.
