DiMaria, Jr., AICP, CNU-A, Kimley-Horn and Associates, Inc., Applicant's Agent: (941) 379-7600 A community workshop is being held to discuss a proposed Major Conditional Use permit for the Bay Park located at 655 N Tamiami Trail, Sarasota, FL 34236 (Sarasota County PIDs 2009090036, 2009010005, 2009010003, 2009010006, 2009010002, 2007160001, and 2007160019). The Bay Park is a City-owned 53 +/- acre park and includes amenities such as park concessions, a playground, wildlife viewing, public restrooms, picnic areas, al kayak launch, and significant weekly programming. A Community Workshop was previously held on August 15, 2023 to discuss Zoning Text Amendment, Rezone, Right ofWay (ROW) Vacation, and Boundary Adjustment applications for the Bay Park. The Boundary Adjustment (24-BA-21) was administratively approved in June 2024. Currently, proposed improvements to the park require a Major Conditional Use approvalthat would allow for the construction of a day dock in the "Canal District" as shown in the approved Bay Park Master Plan. A Community Workshop was previously held on June 17, 2024 regarding G Zone Waivers for the same proposed day dock. The proposed day dock, which will accommodate 18t vessels, will enhance the experience of park guests by allowing waterborne visitors to park their boats while spending time at the Bay Park, increasing the capacity and use of the park space and creating more space for people to come together to enjoy the waterfront. The purpose of the Zoning Text Amendment is to implement the Sarasota City Plan and the Bay Park Zone (BPZ) zone district, consistent with the City Commission-adopted Comprehensive Plan Amendments. The companion rezone intends to rezone an approximate 32 t acre portion of the 53-acre Bay Park from Governmental (G). Zoning and Downtown Bayfront (DTB) zoning to BPZ. The recently completed Phase 1 portion of the Bay Park is not proposed to be included in the requested rezone (see map on reverse). The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more oft the following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map lllustration LU-6 of the Sarasota City Plan; Amendments to thet text oft the Sarasota City Plan that affect a specific and limited area of the City (as determined by the Director of the Department of Neighborhood and Development Services); day care facilities with more than ten children in certain zone districts; utilization of Golden Gate Point alternative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, if any, solicit suggestions and identify concerns; prior to the filing of a formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density ori intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop. Once ai formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings held as the application proceeds through the Development Review Process.
