Shade Ave and S. Euclid Ave, located at 2547 Bahia Vista St, Sarasota, FL 34237 (PID#: 2034150016). The subject property is currently zoned Residential Single Family 3 (RSF-3) and has an adopted Future Land Use Map classification of Single Family (Low Density). The property is approximately 17,250L sq.ft. and contains a single-family home and a vacant lot. The applicant is proposing to rezone the parcel from Residential Single Family 3 (RSF-3) to Residential Single Family 4 (RSF-4), which also has an adopted Future Land Use Map classification of Single Family (Low Density). The applicant proposes to rezone the property in order to divide the parcel into two single family lots and construct a new single-family home on the currently vacant lot. While the surrounding neighborhood has a variety oflot sizes; historically, the original plat for the neighborhood consisted of 50' wide lots; however, the subject property was consolidated by the City under previous ownership resulting in an existing lot width of 150. The proposed rezone will permit the applicant to return to the original plat and construct a single-family home on the currently vacant lot. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more ofthe following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver, Amendment to the Future Land Use Map Illustration LU-6 ofthe Sarasota City Plan; Amendmentst to the text ofthes Sarasota City] Plan that affect a specific and limited area ofthe City (as determined by the Director ofthe Department ofNeighborhood. and Development: Services); day care facilities with more than ten children in certain zone districts; utilization ofGolden Gate Point alternative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners ofthe nature oft the proposed development, explain the site plan, ifany, solicit suggestions and identify concerns; prior to the filing ofai formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if an increase is proposed to the height, density ori intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by thel Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings held as the application proceeds through the Development.
