Adams Drive, Sarasota, FL34236 Ogram Hall Contact: Joel Freedman Freedman Consulting & Development, LLC 1527 Second Street Sarasota, F134236 (941) 780-2623 A community workshop is being held to discuss an application for a Major Conditional Use to permit the renovations and expansion of the Bird Key Yacht Club located at 301 Bird Key Drive (PID#2012050010). The Yacht Club property is zoned RSF-1. To allow the renovations and expansion of the Yacht Club a Major Conditional Use and associated Site Plan must be approved by the City Commission. The existing yacht club plans to update their facilities. In addition to the interior renovations, the following changes are proposed: A small building expansion of 1,456 s.f. is being proposed to provide for more dining area; the existing pool is proposed to be demolished and a newi pool constructed in the same area; the existing Bocce Ball court is proposed to be relocated neart the pool; and one new tennis court is proposed to be added immediately south of the existing tennis courts. And finally, a new 4,000 s.f. two- story marina building is proposed for the dock master and marina related bathrooms and facilities. Based on the existing and proposed uses a total of144 parking spaces are required. The applicant will be adding three spaces to have a total of 147 parking spaces. Lighting is being proposed to be added to the tennis courts. The new lights will not be used in the morning and will be turned off every night no later than 9:00 p.m. The operating hours of the Yacht Club Clubhouse are not proposed to change and are listed below: SUMMER OPERATIONAL HOURS: May 30-October 2 (exact dates are determined by calendar) Clubhouse Hours: CLOSED Monday and Tuesday; Open IIAM-9PM, Wednesday and Thursday and Friday; Open 9AM- 9PM,Saturday, Open 9AM-8PM, Sunday. IN-SEASON OPERATIONAL HOURS: October 3-May 29 (exact dates are determined by calendar) Clubhouse Hours: CLOSED Monday; Open IIAM-9PM, Tuesday through Friday; Open 9AM-9PM, Saturday; Open 9AM- 8PM, Sunday. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more ofthe following applications: Conditional Use; Rezone; Street/ROW Vacation; "G"Z Zone Waiver; Amendment to the Future Land Use Map Ulustration LU-6 ofthe Sarasota City) Plan; Amendments to the text ofthe Sarasota City Plan that affect a specific and limited area ofthe City (as determined byt thel Director oft the Department ofNeighborhood: and Development Services); day care facilities with more than ten children in certain zone districts; utilization ofGolden Gate Point alterative standards, and/or certain development projects within thel Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concerns; prior to the filing of a formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota' 's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application ist not filed within 12 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet oft the subject site will be notified of any public hearings held ast the application proceeds through the Development Review Process. Interested persons are welcome to attend the public hearings and be heard.
