The 1.35 +1- acre property (PID# 2030130035) is located at 351 N. Rhodes Avenue (southwest quadrant ofthe Rhodes Avenue and Aspinwall Street intersection.) The property is vacant and zoned ORD - Office Regional District. The proposal is to rezone thej property from ORD to MU-1 (Mixed Use 1). This zoning allows up to 13 dwelling units/acre or 17 dwelling units. The site plan associated with this rezone proposes 16 single-family attached dwelling units (11.9 units/acre) developed in two buildings (8 units each building). Each unit will be two-stories, have three-bedrooms and two- bathrooms and have a floor area of approximately 1,765 s.f. Each unit will have their own one car garage.
