The project site is within the Ringling Overlay District (ROD) with underlying zoning classification of Office Regional District. The Signature Academic Building will be a four- story structure and provide approximately 100,000 gross square feet of space. Building height is proposed to be 64 feet, within the 65- foot maximum limitation. Proposed building coverage is approximately 38%, well within the 50% maximum building coverage allowed. The design is intended to conform with the requirements outlined in the Ringling Overlay District. Uses within the building include a new Basch Glass Gallery to replace a smaller gallery located in the Thompson Academic Center; a welcome center for prospective students, their parents, and guests; a student event space to accommodate approximately 500 seats; a data center for the campus; and 25 academic labs and studios to accommodate four academic programs, including faculty offices. The building will be an iconic structure serving as a gateway building to the campus along North Tamiami Trail at) Dr. Martin Luther King Jr. Way/Indian Beach Drive. The building will have multiple points of access with most visitors accessing from the south at the Pappy Saunders Way entrance to conveniently located parking, while students will normally enter from the northeast point of entry. The student event space on the second floor will also be accessible from an exterior staircase. The College is working with Moody Nolan Architects on the design. The current design is in the schematic design phase as ofMarch 2023. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more ofthe: following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map Illustration LU-6 ofthe Sarasota Cityl Plan; Amendments tot thei text of the Sarasota City Plan that affectas specific and limited area ofthe City (as determined byt thel Director ofthe Department ofNeighborhood and Development Services); day care facilities with more than ten children in certain zone districts; utilization ofGolden Gate Point alternative standards, and/or certain development projects within thel Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meetingi is to inform neighboring property owners, residents, and business owners oft the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concerns; prior to the filing of a formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota' 's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendmenti is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet oft the subject site will be notified ofa any public hearings! held ast the application proceeds through the Development Review Process.
