The property is currently zoned MCI (Medical Charitable Institutional) and is proposed to be rezoned to RMF-5 (Residential Multiple Family-5). The RMF-5 zone district is the implementing zone district for the property's Metropolitan Regional #3 Future Land Usel Plan Map designation and allows residential density of25 units per acre which is the: same allowed by the existing MCI zoning. The proposed new building will include 153 Independent Living dwelling units, amenity areas and support facilities constructed over an internal parking structure that will have three levels of parking with a total building height of 115 t feet. Currently there are 373 parking spaces on thej property however some parking will be removed because of construction. There will be approximately 471 parking spaces in the new parking garage for total of approximately 639 parking spaces on the property. Access to Plymouth Harbor, including the new building, will continue to use the existing access to John Ringling Boulevard.
