The subject property is currently zoned Residential Single Family 2 (RSF-2) and has an adopted Future Land Use Map classification of Community Office/ Institutional. The property is approximately 31 acres and is currently rented as an office use. The applicant is proposing to rezone the parcel from RSF-2 to Office Community District (OCD), which is an implementing zone district for the Community Officel Institutional Future Land Use classification. The applicant proposes to rezone. the property in order to operate a business on the parcel consistent with the OCD zone district and while surrounding Fruitville Road frontage lots have already been rezoned; this lot has not been. The current building shall remain the same. The applicant proposes to widen the driveway onto Euclid Avenue and provide additional parking spaces including handicapped spaces. The proposed rezone will permit the applicant to operate his business within City of Sarasota guidelines and zoning requirements. The meeting is to inform neighboring property owners, residents, and' business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concers; prior to the filing ofaf formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed tot thel height, density or intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop.
