CITY OF SARASOTA NOTICE OF COMMUNITY WORKSHOP APPLICATION NO. 23-CW-13 DISCUSSION OF A PROPOSED STREET VACATION Date: June 12, 2023 Time: 5:30 p.m. Location: City Hall Annex SRQ Media Studio Sarasota, FL 34236 Contact: Rebecca Webster, City of Sarasota, (941) 263-6594 A community workshop is being held to discuss a proposal for a street vacation at 2046 Dr. Martin Luther King Jr. Way (PID# 0043- 04-0014), commonly known as Marian Anderson Place. The proposed street vacation is for a portion of unimproved East Avenue right-of-way that is approximately 1,302t feet by 50L feet totaling approximately 65,114t square feet or 1.49L acres and is located in the middle of the subject parcel. The Marian Anderson Place site was acquired by the City of Sarasota in April 1944. The site operated as an unlicensed landfill until the early 1960s. The City views the Marian Anderson site as a key parcel and transformational redevelopment opportunity for economic growth within the Newtown community and the City at large. The City has invested many resources to remediate the brownfield conditions and has been working for over two decades to redevelop the brownfield into a community asset. The street vacation is being requested as part of the Purchase and Sale Agreement that was executed May 2023 between the City of Sarasota and Newtown Gateway LLC for the sale of the approximately 13.19 acre Marian Anderson Place. The street vacation application is not being filed concurrently with any other development applications. The street vacation is being proposed to enhance redevelopment opportunities for Marian Anderson Place. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more ofthe following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment tot the Future Land Use Map Illustration LU-60 oft the Sarasota Cityl Plan; Amendments to the text ofthe Sarasota City] Plan that affect as specific and1 limited area ofthe City (as determined by the Directoro of the Department of Neighborhood: and Development Services); day care facilities with morei than ten children inc certain zone districts; utilization of Golden Gate Point alterative standards, and/or certain development projeots within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform: neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concems; prior to the filing ofa formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendmenti is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 121 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet oft the subject site will be notified of any public hearings held as the application proceeds through the Development Review Process.
