Macaire King, Icard Merrill, Applicant's Agent: (941) 366-8100 A Community Workshop will be held on Tuesday, July 1, 2025, at 5:30 p.m. for the purpose of providing interested parties the opportunity to provide comments or suggestions about the potential vacation of a portion of the alley known as Osprey Court (the Alley"), generally situated south of Ringling Boulevard, west of S. Osprey Avenue, and east of Cosmopolitan Court. The Alley encompasses approximately +4,063 square feet (+0.09 acres) in area andi is specifically identified in the enclosed map. The Applicant owns the properties abutting the north and south boundaries oft the Alley identified as Sarasota County PID Nos. 2027070079 and 2027070074. The Alley has no associated Sarasota County PID. The surrounding properties are zoned Downtown Core with a Future Land Use designation of Downtown Core. It is anticipated that the Alley will be developed in concert with the abutting properties to the north and south as part of an overall ten-story residential development that includes attainable housing units. The site plan will be processed separately andi independently of this request for a Street/ROW Vacation. The Applicant intends to utilize the existing curb cuts on Osprey Avenue and eliminate the curb cut on Ringling Boulevard. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more of the following appliçations: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map Illustration LU-6 ofthe Sarasota City Plan; Amendments to thet text oft the Sarasota City Plan that affect as spccific and limited arca ofthe City (as determined by the Director of the Department of! Neighborhood and Development Services); day care facilities with moret than ten children in certain zone districts; utilization of Golden Gate Point altemative standards, andor certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concems; prior to the filing ofa formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota's staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase: is proposed to the height, density or intensity of an application occurs following the previous Community Workshop: an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 121 months following the previous Community Workshop.
