The Fruitville Road Property is a group of six (6) parcels under common ownership that is approximately 1.01 acres in size and includes Sarasota County PIDs 2026120075, 2026120076, 2026120077, 2026120078, 2026130041, and 2026130042. The Fruitville Road Property is located generally to the north of Fruitville Road, to the east ofN. Tamiami Trail, and to the south of 4th Street. The current zoning for the property is Downtown Core and the Future Land Use designation is also Downtown Core. The rezone request does not change the current zoning designations for thej property. The intent ofthe rezone. request is to amend proffered stipulations included in a previously approved rezone ordinance (Ordinance 18-5252) to permit the maximum allowable height of10 stories by-right, as outlined in Section VI-1001(c) ofthe City's Zoning Code, across all parcels within the Fruitville Road Property. No specific plans for development are anticipated at this time. The proposed request is based on changed conditions and contexts in the surrounding area, specifically with respect to the residential and mixed use projects to the west, south, and east of the Fruitville Road Property. The workshop presentation will begin at 5:30 PM on Monday, July 24, 2023, with an opportunity to ask questions following the presentation. The Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more of the following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map Illustration LU-60 ofthe Sarasota City Plan; Amendments to thet text ofthe Sarasota City Plan that affect as specific and limited area ofthe City (as determined by thel Director oft the Department ofNeighborhood and Development Services); day care: facilities with more than ten children in certain: zone districts; utilization of Golden Gate Point alternative standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature oft the proposed development, explain the site plan, if any, solicit suggestions and identify concerns; prior to the filing ofai formal development application. This meeting will be conducted by the applicant or their representative; however, ai member oft the City of Sarasota' 'sstaffwilll be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density ori intensity of an application occurs following the previous Community Workshop; an amendment is requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 121 months following the previous Community Workshop.
