Tamiami Trail Sarasota, FL3 34236 Contact: Joel Freedman Freedman Consulting & Development, LLC 1527 Second Street Sarasota, F134236 (941) 780-2623 A community workshop is being held to discuss an application for a Site Plan using the North Trail Overlay District (NTOD) regulations to permit the construction of a 96-unit multi-family apartment building and a 3,040 s.f. mixed-use building on the subject property located at 4644 N. Tamiami Trail (PIDH2004020007). The community workshop is required to be held in order to use the NTOD regulations. The property is owned by Sarasota County; however, it is under contract to be developed by Blue Sky Communities. All the apartments will be developed as affordable units. The subject property has two Future Land Use Designations and two zoning districts. The western 3.482 acres ofthe site is designated as Urban Mixed-Use and is zoned North Trail (NT). This portion oft the property is also within the North Trail Overlay District (NTOD). The eastern 1.514 acres of the property is designated as Low Density Residential on the Future Land Use Plan Map and is zoned RSF-3 (Residential Single Family). The proposed development and site plan only involves the western 3.482 acres of the property that is zoned NT and within the NTOD overlay area. The eastern portion of the property will not be developed at this time and is not included in the site plan approval request. Vehicular access is proposed to be directly from U.S. 41 (Tamiami Trail) using an existing driveway- There will be two buildings constructed. The northern 4-story building will include 90 apartments. The 3-story mixed-use building, located in the southwest corner of the site, will have 3,040 s.f. of commercial space on the ground floor and six (6) apartments above; three (3) per floor. The proposed development requires 57 parking spaçes however the project will provide 106 parking spaces along with bicycle racks. A surface stormwater detention pond meeting all current regulations is also included along the northern portion of the site in the project's design. The plan has been designed in compliance with the City's Tree Preservation regulations. The. Zoning Code (2002 Ed.) of the City of Sarasota requires that all applicants hold a Community Workshop prior to filing a formal application with the City of Sarasota if requesting one or more of the following applications: Conditional Use; Rezone; Street/ROW Vacation; "G" Zone Waiver; Amendment to the Future Land Use Map Illustration LU-6 ofthe Sarasota City Plan; Amendments tot thet text ofthe Sarasota Cityl Plan that affect as specific and limited area ofthe City (as determined by the Director ofthel Department ofNeighborhood: andl Development Services); day care facilities with more than ten children in certain zone districts; utilization of Golden Gate Point alternative. standards, and/or certain development projects within the Laurel Park Overlay District (LPOD) and North Trail Overlay District (NTOD). The meeting is to inform neighboring property owners, residents, and business owners of the nature of the proposed development, explain the site plan, ifany, solicit suggestions and identify concerns; prior to the filing ofa formal development application. This meeting will be conducted by the applicant or their representative; however, a member of the City of Sarasota' s staff will be in attendance to address administrative questions. An additional Community Workshop shall be required if: an increase is proposed to the height, density or intensity of an application occurs following the previous Community Workshop; an amendment ist requested that requires action by the Planning Board or City Commission; and/or an application is not filed within 12 months following the previous Community Workshop. Once a formal application is filed with the City of Sarasota, property owners and registered neighborhood associations within 500 feet of the subject site will be notified of any public hearings held ast the application proceeds through the Development Review Process. Interested persons are welcome to attend the public hearings and be heard.
