Minutes of Meeting Planning and Zoning Board Monday, April 14th, 2025, 6:00 p.m. Lindale City Hall A meeting ofthe Lindale Planning and Zoning Board convened at Lindale City Hall on Monday, April 14th, 2025, 6:00 p.m. A. Call to Order: Terry Edwards at 6:00 p.m. B. Board Members Present: Terry Edwards, Kelli Campbell, Paul Ray, Jerry Terry, and Darrel Vidrine were present. C. Invocation: Led by Jerry Terry. D. Pledge of Allegiance: Led by Paul Ray. E. Approval of Minutes for March 10th, 2025, Planning and Zoning Board meeting. Jerry Terry made a motion to approve the minutes. Paul Ray seconded; motion carried 5-0, approved. F. Scheduled Business: 1. Discussion and possible action to approve the final plat of Martin Addition, being part of Daniel Savage Survey A-901, and creating three lots. Located at 15526 CR 431 Lindale, Smith County, Texas. Submitted by Casey Jordan. The owner, David Martin, was present. There were changes to the plat presented last month. He would like to subdivide the land into three lots instead of five. Paul Ray made a motion to approve the final plat ofMartin Addition, being part of Daniel Savage Survey A-901, creating three lots located at 15526 CR 431. Jerry Terry seconded ; motion carried 5-0, approved. 2. Discussion only with opinion concerning the annexation and conceptual plan for 18.0 acres of land located at 14012 CR 472, Lindale Texas. Submitted by Community Development. The proposed zoning designation for this land is MU-1, and after thorough discussion, the board unanimously agreed that this is the ideal choice for the location. A noteworthy concern was raised regarding the requirement for multi-family housing and apartments to seek approval from the Board of Adjustment. The commission strongly advocates for amending this requirement in the Zoning Ordinance, believing that MU-1 "Neighborhood Mixed Use District" should inherently encompass multi-family housing. This was a discussion only; no action was taken. 3. Citizen Talk Time: Terry Edwards addressed the board with an update. He highlighted that there are currently around 340 approved lots awaiting construction, a significant opportunity for our community's growth. Of these, approximately 323 are designated for single-family homes, while 17 are set aside for multi-family units. 4. Adjournment: There being no further business, Kelli Campbell made a motion to adjourn. Paul Ray seconded.
