Location: Parcels 0750010104, 075001004C, 0750010004, 0760010015 & 0760010181 Land Lot(s); 235, 245, 246, 10District Conyers, Rockdale County, GA SCOPE OF SERVICES SERVICES - ROCHESTER shall provide the following Professional Surveying Serviçes for the project referenced above. 1.0 SURVEY SERVICES 1.0.1 TOPOGRAPHIC: SURVEY - ROCHESTER will prepare a stripi topographic survey of approximately 3,900 linear feet in length by a minimum of 40 feet wide over and across the proposed trunkline, 75 feet wide on a stream and/or wetlands side measured from the centerline of the referenced trunkline as shown on exhibit "C". The "subject area", to be included in this scope, is estimated to be 3.7+- acres. This task includes locating top of stream banks, centerline of creeks, identifying and mapping stream buffers (25, 50' and 75') for the tributaries within the subject area. Property comers are to be located on properties lines where the alignment of the proposed sanitary sewer trunkline crosses. Deliverable is to be a signed and sealed Topographic Survey drawing and an electronic file (AutoCAD). Topographic mapping and survey will show and include ground identiflable planimetric features. Location survey to include: Location and sizès of storm sewer systems, manhole, catch basin, drop inlet, curb inlet with rim and invert elevations, if accessible; pipe size; inverts and material, headwalls, flared end sections; other drainage structures, if within the subject area and accessible. Proposed eàsemént or right-of-way staking, Survey of additional areas outside the limits of work described above. 1.0.2 UTILITY LOCATION - ROCHESTER will develop a Quality Levei B (QL-B) Utlity Location Survey as defined by "Standard Guideline for the Collection and Depiction of Existing Subsurface Utility Data" (ASCE CI 38-02). ROCHESTER will coordinate and contract with a 3rd party Subsurface Utility Engineering (SUE) sub consultant to "designate" (locate and mark) the location of underground utilities within the survey limits designated in Exhibit C. ROCHESTER andlor its suboonsultant will expend reasonable efforts to determine the actual location of all locatable existing underground uitilities within the project area. This work will include collecting and reviewing existing Infrastructure information as well as researching avallable plans from the appropriate utlity owner(s). Paint and/or flags will be placed on the ground directly above all traceable underground utilities within the specified area. Each utility will be marked with a specific color. QL-B involves the application of appropriate surface geophysical methods such as Electromagnetic Locators and radiofrequency techniques to determine the existence and horizontal position of metallic and non-metallic utilities that contain accessible metallic tracer wires. The information obtained in this manner will be surveyed by field location relatiye to project control. ROCHESTER will showi horizontal location ànd size of existing utilities such as storm sewer, sanitàry sewer, gas, water, electrical, telecommunications, etc. Sizes for pipes not physically loçated and or visible will be based upon record information. Notes will be plaçed on the sketch indicating possible existence of underground utilities and improvements that were not marked on the ground if possible. 1.0.3 STREAM AND WETLAND DELINEATION ROCHESTER will engage an Environmental Consultant to perform an invéstigation of the subject area to determine if environmental features are present within the subject area. If present, the Consultant will delineate the features and issue their findings in a report. 1.0.4 STREAM AND WETLAND SURVEY - ROCHESTER will field locate streams and wetlands as delineated by the Environmental Consultant within the subject area. Approved easement agreement template and permission documents to be provided by Rockdale County. Approved Easement Acquisition Surveys to be provided by Rochester L DCCM. Sub consultant will make up to three (3) attempts to faithfully negotiate for easements with landowners. If an impasse or refusal is reached, the parcel file will be handed back over to Rockdale County for further direction. Contnued efforts would be at time and materials hourly rates. After three attempts of faithful negotiations, the file wil be considered closed. Valuations will be based on available documented Tax Asséssor data for land value. Should a title opinion letter or appraisal for land values be needed, these are not included in the current price and will be contraçted out and billed as cost plus 10%. Easements are to be executed and reçorded at the county courthouse and copies of all recorded easements will be provided to the client. This service does noti include recording costs. Services include coordination of responses, by the client, in a timely manner on agreement language edits, counterotters, restrictions, etc. régarding easement negotiations and the agreèments. 1.0,6 EASEMENT SURVEYS - This task includes field locating existing monumentation, occupation and evidence to establish property IInes and prepare Easement Surveys with legal descriptions to the Minimum Technical Standard requirements for the State of Georgia for the five (5) properties impacted by the proposed sanitary sewer route. See exhibit "C" for site locations. 1.0.7 MEETINGS & COORDINATION - ROCHESTER will prepare for, participate in and follow-up as appropriate on project telephone conferences, client meetings, and county staff meetings as required.
