Graver's 309 Self-Storage Facility Land Development The Plan proposes the development of an existing 2.52-acre parcel with a 66-unit self-storage facility. Property is located along West Penn Pike (SR309) in the Commercial District. IfE Board agrees with the Planning Commission's recommendations: 1. Motion to grant the applicant's request from section 602 Modify the requirement for the Preliminary Plan. 2. Motion to grant applicant's request from section 503.B.3 - to allow the plan to be drawn at a scale of 1" = 30. Planning Commission Did Not recommend: 3. The applicant's request for a modification from section 804 for the requirement to provide improvements surety. The Planning Commission denied that request they feel they should provide the surety. 4. Planning Commission did recommend the plan to be approved with the conditions that all comments in the ARRO Letter dated April 17, 2025 be addressed. Motion to adopt Resolution # 16 of 2025 Conditional Approval of the 309 Self-Storage Facility Land Development. B. Deborella Subdivision The Plan proposes the subdivision of an existing 5.2925-acre parcel in to two parcels. The new parcel to be 1.0775- acre for a single-family residential use and the residual would be 4.2150-acre. The property is located off Medical Crossing Rd. in the Suburban Residential Zoning District. The Planning Commission recommends the plan to be approved with conditions that all comments contained in the ARRO letter dated April 17, 2025 are addressed. Motion to adopt Resolution # 17 of 2025 Conditional Approval of the Deborella Subdivision. III. OPERATIONS: A. Engineer's Monthly Report- April 2025 B.
