The site is currently cleared with perimeter trees and has a topography that slopes towards existing streams to the North and West. The hardship for this project is that the impervious setback reduces the depth of the home that can be built. Builder wishes to build a larger home. The impervious setback can be cleared and graded regardless, so we are asked for the home to be within this disturbed area SO that the home product can be uniform with the other houses being built. Retaining walls is the other option but this will still limit home size and create a more hazardous lot for future owners. Additionally, the creek has shifted slightly over time from the GIS topo to our field run conditions during development by about 11'. The proposed mitigation should the waiver be approved is for each lot to provide flo wells connected directly to the house via downspouts to catch runoff.
