Call to Order Ar meeting ofthe City ofWestminster Board of Zoning Appeals was held at City Hall, 1838 Emerald Hill Lane, Westminster, MD 21157 and broadcasted live on the City YouTube Channel, on Tuesday, February 4, 2025 at 6:02 pm. II. Introductions Chair Scott Graf, Vice Chair Brenda Frazier and BZA Member Richard Huss were present. Also in attendance were Board Attorney Karen Ruff, and City staff member, Mark Depo = Director of Planning and Community Planning and Joe Adkins - City Planner. III. Approval of Final Decision Letter BZA 24-05 Vice Chair Frazier made the motion to approve the Final Decision Letter BZA 24-05. Mr. Huss seconded the motion which passed 3-0. IV. Public Hearings BZA CASE NO: 24-08, Appeal of the Zoning Administrator Notice of Violation An appeal of the Zoning Administrator's Notice of Violation dated September 27, 2024 for the unapproved operation of a retail sales establishment, the installation of an unproved sign, and the illegal use of City sidewalk for the property at 279 East Main Street in the City of Westminster (SDAT #07-070217). Vice Chair Frazier made a motion to approve BZA 25-01 for a 32 square foot sign as it complies with Section 164-121 D of the Zoning Ordinance. Mr. Huss seconded the motion which passed 3-0. V. Other Business There was no other business pending. VI. Adjournment Chair Graf, hearing no objection, adjourned the Board of Zoning Appeals meeting of February 4, 2025.
