CITIZEN'S INPUT None OLD BUSINESS None 253 March 3, 2025 NEW BUSINESS: S-04-2025 Ronald Jackson Consolidation This is a proposed lot consolidation involving two lots from the previously recorded Ron Jackson Subdivision Add-On off Highland Avenue. The owners, Ron and Nikki Jackson, intend to combine Lot 1 (1.03 Acres) and Lot 6 (0.28 Acres) of the Ron Jackson Subdivision Add-On plan that was recorded in 2024. Along with consolidating the two lots, they will be adding half of a vacated street between Lot 1 and Lot 35 (0.07 Acres) that is located in Irwin Borough. This would create the new Lot 1A which would be 1.31 acres as seen on the plan. Lot 6 will remain a non-buildable area as labeled on the plans. The new Lot 1A will meets the requirements for the lot standards in an R-2 zoning district. All review comments have been corrected. I can recommend approval of this plan with no conditions. John and Jane Marino of 3030 Coulterville Road own two adjacent lots. The primary lot with their house is 1.27 acres and the adjacent vacant lot is 0.74 acres. This would result in a combined lot of 2.01 acres which is labeled as Lot 1 on the plan. There are a couple labeling errors that were corrected, but once the surveyor corrects these issues, - can recommend the plan for approval with no conditions. Mr. Andrykovitch showed the property and what would be consolidated. Motion: Mr. Kerber Motioned to Approve Second: Ms. Stump Motion Carried: 6 a 0 0 254 March 3, 2025 S-06-2025 Huss Subdivision This is a proposed subdivision located at the intersection Morris Avenue and Barnes Avenue. Mark and Kelli Huss of 1809 Morris Avenue own 11.33 acres. They would like to subdivide 0.927 acres (Lot 1) for the purpose of building a single-family home for their daughter. Their remaining lot size would be 10.4014 acres. The proposed single-family home would claim frontage on Barnes Avenue. Both lots would meet the minimum dimensional requirements in an R-4 zoning district. All the remarks from our review letter have been corrected. - - can recommend approval of this subdivision with the condition of sewage planning approval by the PADEP. Motion: Ms. Stump Motioned to approval with condition Second: Mr. Cross Motion Carried: 6 a 0 a 0 S-07-2025 Wedel-Amore Boundary Line Revision This is a boundary line revision between two adjacent lots located off Hahntown-Wendel Road. Jordan and Alyssa Wedel of 2647 Hahntown-Wendel Road own Lot 2 in the Cross-Kostyzak Plan recorded in 2020. They would like to append 0.331 acres from the neighboring property, now owned by Robert Amore Jr. of 2641 Hahntown-Wende: Road. This would leave the Amore property with 5.601 acres and the Wedel property with 3.782 acres after the boundary line revision. Both lots would still meet the minimum dimensional requirements in an R-3 zoning district. There were a couple labeling issues on the plan review, but once the surveyor corrects these issues, I can recommend approval with no conditions. Mr. Andrykovitch showed the property with the line revision.
