The City of Gunnison Planning and Zoning Commission Regular Session meeting was called to order on Wednesday, March 26, 2025, at 7:01 p.m. by Vice-Chair Perusek in Council Chambers, located at 201 W Virginia Avenue in Gunnison, Colorado. The Regular Session was also available for remote attendance via Zoom. II. MOTION TO AMEND THE AGENDA (recording begins at 0:58). Vice-Chair Perusek entertains a motion to amend the agenda to add an item to the agenda. Commissioner Robinson moved, and Commissioner Scheefer seconded to amend the agenda. Roll Call Yes: Perusek, Dix, Iverson, Scheefer, and Robinson Roll Call Absent: Oros, Iverson and Tocke III. MOTION TO EXCUSE COMMISSIONERS TOCKE AND IVERSON FROM THE MARCH 26, 2025, PLANNING AND ZONING MEETING. (recording begins at 1:50.) Commissioner Scheefer moved, and Commissioner Robinson seconded to excuse Chair Tocke and Commissioner Iverson from March 26, 2025, Planning and Zoning meeting. PUBLIC HEARING AND CONSIDERATION OF APPROVAL FOR MAJOR SUBDIVISION - SKETCH PLAN - SB 25-1 - WCU FOUNDATION SUBDIVISION (recording begins at 2:39). Commissioner moved Robinson, and Commissioner Scheefer seconded, and the Commission voted to APPROVE the Major Subdivision, Sketch Plan Application SB 25-1, submitted by Western Colorado University Foundation, represented by the City of Gunnison to subdivide one parcel into two lots within the Commercial zone district, based on the following findings of fact and condition: Proposed Findings of Fact: 1. The Planning and Zoning Commission finds that the record of this action includes the application contents on file with the City of Gunnison; all comments entered into the Public Hearing record; and provisions oft the City ofGunnison Land Development Code and the City ofGunnison Master Plan. 2. The Planning and Zoning Commission finds that this application is for a Major Subdivision to subdivide a parcel that is approximately 6.941 acres into two lots (approximately 2.5 acres and 3 acres). 3. The Planning and Zoning Commission finds that the subdivision would vacate the existing College Avenue 72-foot-wide easement and dedicate College Avenue as a right-of-way. 4. The Planning and Zoning Commission finds that infrastructure has been completed extending College Avenue through the subdivision. The Planning and Zoning Commission finds that no development plan is proposed currently. 6. The Planning and Zoning Commission finds that the eight review standards for subdivisions have been or will be met based on the following Conditions: Conditions 1. The Preliminary Plat application shall comply with all provisions of the City's Land Development Code.
