We believe the proposed zoning and use will not adversely affect the surrounding properties and falls in line with future use since the land is within the employment corridor and the proposal will bring further employment to the area and provide a use to accommodate other commercial and industrial development in the surrounding area. It is our belief the site will not have excessive impact on the existing utilities and infrastructure since the site has two existing driveways to Bill Carruth Parkway and proposes a low impact use on utilities.
