Waterproofing- may be required when installing pavers over concrete where there is a basement or cold cellar below. Install an impervious rubber membrane over the surface prior to installing any pavers over the surface. 7. Jointing Sand Use an impervious polymeric sand when installing over concrete JOINTING MATERIAL AND JOINT STABILIZATION All sands must meet. ASTM C144 or C33 Specifications. For best appearance and optimal performance,, keep jointing materials approximately 1/8" below the chamfer (bevel edge) of the paver. Good Option: Ordinary sharpj jointing sand in accordance with ASTM C144 or C33. The plywood is Structural I grade, exterior plywood complying with PS1. 3.2 Flame Spread: SaferWood-FX, Thermex-FR, FRX, Mataverde, Flame Repel and Fireline fre-retardant-treated lumber and plywood have a flame-spread index of 25 or less and a smoke-developed index of 450 or less when tested in accordance with ASTM E84 as modified by Section 2303.2 oft the IBC, Section R802.1.5 of the 2018 and 2015 IRC, or Section R802.1.3 of the 2012, 2009, and 2006 IRC. 3.3 Structural Strength: The structural pertormance of SaferWood-FX, Thermex-FR, FRX, Mataverde, Flame Repel and Fireline fire- retardant wood products has been evaluated using ASTM D5516 and D6305 for plywood and ASTM D5664 and D6841 for lumber. The effects of the SaferWood-FX, Thermex-FR, FRX, Mataverde, Flame Repel and Fireline Tre-retardant-treated treatment on the strength of the treated lumber and plywood must be accounted for in the design of wood members and their connections. 3.3.1 Lumber: The strength and stiffness design properties of lumber treated with SaferWood-FX, Thermex- FR, Mataverde, FRX, Flame Repel and Fireline fire-retardant chemicals used in applications at ambient temperatures up to 100°F (38°C) are subject to the design value adjustment factors shown in Table 1. The strength and stiffness design properties of lumber, when treated with SaferWood-FX, Thermex-FR, FRX, Mataverde, Flame Repel and Fireline fire-retardant chemicals that are subject to elevated temperatures up to 150°F (66°C), are subject to the design value adjustment factors shown in Table 2. 3.3.2 Plywood: The maximum allowable live loads and spans for SaferWood-FX, Thermex-FR and FRX fire- retardant-treated plywood for roof applications given in Table 3 applicable to all species in Section 3.1. 3.4 Corrosion: The corrosion rate of the metals specified in Section 2304.10.5 of the 2018 and 2015 IBC, Section 2304.9.5 of the 2012, 2009 and 2006 IBC, Section R317.3 of the 2018, 2015, 2012, and 2009 IRC, or Section R319.3 of the 2006 IRC, in contact lumber treated with SaferWood-FX, Thermex-FR, FRX, Mataverde, Flame Repel and Fireline fire-retardant-treated wood products, is not increased by the treatment. For interior applications, where there is no potential moisture present, the SaferWood-FX, Thermex and FRX fire-retardant-treated wood may be used with uncoated metals. For all other applications, where there is a potential of moisture, the products described in this evaluation report must be used with coated metals or as otherwise required by the applicable code. 3.5 Hygroscopicity: SaferWood-FX, Thermex-FR and FRX Tre-retardant-treated wood products are suitable for interior conditions where sustained relative humidity is 92 percent or less and condensation does not occur. 4.0 DESIGN AND INSTALLATION 4.1 General: Structural systems that include SaferWood-FX, Thermex-FR, FRX, Mataverde, Flame Repel and Fireline fire- retardant-treated wood must be designed and installed in accordance with the applicable code, using the appropriate lumber design value adjustment factors and allowable total sheathing loads as set forth in this section (Section 4.1). If there are any conflicts between the manufacturer's published installation instructions and this report, this report governs. 5.2 Strength calculations must be subject to the design value adjustment factors and span and load values shown in Tables 1, 2 and 3. 5.3 The design value adjustment factors and span and load values given in this report must only be used for unincised dimensional lumber and plywood of the species noted in this report. 5.4 The fre-retardant-treated wood must not be used in contact with the ground. 5.5 The Tre-retardant-treated lumber must not be ripped or milled, since this will alter the surface-burning characteristics and invalidate the flame-spread classification. 5.6 Exposure to precipitation during storage or installation must be avoided. If material does become wet, it must be replaced or permitted to dry (maximum 19 percent moisture content for lumber and 15 percent moisture content for plywood) prior to covering or enclosure by wallboard or other construction materials (except for protection during construction). 5.7 The design value adjustment factors for lumber in Tables 1 and 2, and plywood allowable loads and spans in Table 3 oft this report, are applicable under elevated temperatures resulting from cyclic climatic conditions. The Johnson Building label stems from the fact that the property was owned by Joseph H. Johnson and his descendants from 1903 to 1920. The commercial block depicted on the 1901 Sanborn insurance map housed a furniture store, hardware and paint store, and a confectioner. Currently there are two separate modern storefront designs, from prior renovations, with different non-historic finishes on the first floor with a unified elevation across the second story. The building has suffered the damage ofseveralfires which is evident on the northernmost section ofthe second floor. This building is significant as one ofthe surviving late 19th century commercial structures in downtown Cambridge. Afull-service restaurant with bar occupies the largest section, which is six bays across, with a metal frame storefront that is composed oflarge display windows to each side ofa double entrance. Existing front canopy structure with fabric sign extends the full width ofthis section of the storefront. The northernmost section is two bays across with a slight extension ofthe non-historic brick storefront. The north side unpainted masonry surfaces are laid in five-course common bond. The easternmost north side masonry wall is covered with ivy tendrils. The building extends to the rear to an asymmetrical, uneven, east elevation dpaintedfve-couse common bond brickwork. The masonry wall on the east side ofthe northernmost section is covered with vinyl siding. There is a I-story non-historic, reduced width, painted CMU east extension located at the rear oft the building. The exterior construction ofthe building consists ofmulti-wythe load bearing brick masonry walls with mortar joints. The existing conditions of the exterior walls include dirt and efflorescence requiring appropriate masonry cleaning. There are localized areas ofdeteriorated, loose and missing mortar joints between brick units that require repair. Bricks have been repointed on the front exterior wall with existing repointing mortar does not match the color ofthe historic mortar. There are structural issues in the existing brick walls on the south side and the north side of the building, above the second floor ceiling in the loft areas. Ground water is penetrating the foundation ofthe building. There is no existing drainage system. Photo(s)#: Describe work and impact on existing feature: Gently pull and remove the ivy away from the northside masonry wall in order not to damage the brick as it is coming away from the wall. Retain, preserve and repaint the fading brick wall sign based on the historic "ghost sign.' 2 Remove vinyl siding and expose historic east side masonry wall. The painted rear (east) masonry wall and the CMU addition will be repainted over the existing painted finish (existing paint is not vapor permeable SO the new paint will not be vapor permeable). Do not paint unpainted brick surfaces, no coatings will be applied to the brick. The cleaning ofthe exterior masonry walls will be accomplished using the gentlest means possible without damaging the surface ofthe masonry. The work will be accomplished in accordance with the guidance provided in Preservation Brief 1, Assessing Cleaning and Water-Repellent Treatment for Historic Masonry Buildings. The exposed masonry will be cleaned using the gentlest means possible, per Standard #7, which states: "Chemical or physical treatments such as sandblasting, that cause damage to the historic materials shall not be used. The surface cleaning of structures, if appropriate, shall be undertaken using the gentlest means possible. Gentle cleaning methods will include hand-sanding, hand-scraping and a water- based solution with a mild detergent. Cleaning will be done through the gentlest means possible, utilizing a "low-pressure spray" of water to remove observed excess dirt, carbon staining and efflorescence. Repoint only those portions of all masonry walls that require repair. Where there is evidence of deterioration/missing mortar, holes and/or cracks the mortar joints will be repointed. The deteriorated mortar will be removed by hand-raking the joints to preserve the integrity ofthe walls. The repointing mortar will match the color, texture, composition (e.g., ratio oflime, cement, sand, and any additives), strength, joint width and joint profile from the original construction. Portland cement will not be applied to the building. No masonry coatings. The work will be accomplished in accordance with the guidance provided in Preservation Brief2, Repointing Mortar Joints in Historic Masonry Buildings. Repointing mortar for the front (west) wall will match the existing repointing mortar, the prevailing color, for consistency and uniformity. Retain existing west side storefront systems, including doors, window wall system and canopy. Repair brick walls in loft areas, as needed, replace cracked bricks and fill gaps with mortar. A structural engineer will review the current structural conditions, determine the nature ofthe cracking, ift there is ongoing settlement, and make recommendations for remediation. Ifi further repairs, other than repointing, are required an amendment with the proposed scope of work will be submitted prior to undertaking this work. The ground water issue in the rear ofbuilding is a foundation problem that will need to be addressed by cutting out concrete and repairing with a new drainage system. A structural engineer will provide recommendations for any additional work that is required to prevent water from penetrating the building. See Sheet A100/Site Plan-Footprint of proposed 2-story 2,585 SF addition. Building is +/- 34' at parapet. Addition is +/- 24'. Existing historic building is shown as hatched. Sashes are in good condition. Two panes of glass are missing. The exterior opening is infilled with plywood. All other windows are non-historic replacement windows. The second story front (west) elevation is defined by a regular series of8 window openings with rusticated stone sills and lintels. The sash division varies from nine-over-nine divisions in the northern two-bays to single pane sash with small perimeter panes in the other openings. The window materials are a mix of wood and vinyl replacement windows. The non- historic wood windows are in poor condition.
