Applicant came to Allen Nicholls wanting to subdivide off a 5.5-acre portion, which is in the conversation zone area, minimum lot size in C1 is 10 acres, the minimum lot size in A1 is 3 acres. Rezoning this portion to A1, the applicant can subdivide this portion. If successful, the applicant intends to sell the portion to a family member. Joanthon Weakley questioned. .are there any conservations easements? Applicant Jonathan Nichols replied. .it's in conservation district, not a conservation easement. Because we live SO close to the national forest, all sides are farmland, has been farmed for many years. Zach Whitman questioned ifit was in land use? Ifyou subdivide and build, the land use tax will have to be taken care of? Jonathan Nichols replied.. .yes, it is. And yes. Wanting to subdivide now, may sell, but I do understand it would have to come out if sold. Allen Nicholls commented. the use will not change until he decides to subdivide. Jonathan Weakley commented. the rezone would not trigger the taxes. Carty Yowell made a motion to move Jonathan Nicholls rezoning to the Planning Commission, seconded by Jonathon Weakley. Emily Bourdon replied.. .no. Allen Nicholls questioned.. .is a porta potty ok or not? Emily Bourdon replied. could consider this temporary, would probably have to look at something else if expands. Graves has a large pit privy. John Winn commented. each driveway allows access to 2: ifmore than that then would require a low volume commercial entrance. Jonathon Weakley commented...ook at the area around, Rt 29 corridor study points to business, goes in the line with the Comp Plan, appropriate to rezone. Carty Yowell commented.. .started thinking. .do we want to exclude stuff? If we want things excluded, especially in this spot. Near a landfill, perfect area for development, see no reason we wouldn't support this. Zach Whitman commented.. .agreed. John Winn commented.. .no commented until something is needed.
