The design of the building, including its form and Prior to the Concept Stage and Preliminary stage the applicant met with staff. In both cases, staff made recommendations regarding the design of the site and the architecture of the building. It appears as if the applicant has attempted to address all of the staff's concerns. 1. The emphasis on the drive-thru lanes has been softened significantly with additional landscaping and plantings provided between (and adjacent to) the lanes. 2. The circulation has been simplified by infusing a "one-way" policywithin the parking area. 3. Angled parking has been infused, allowing more "pedestrian space" throughout the site. 4.
