(Anchor) completed a final plat review of the documentation for the Cottages at Paradise Cove development in Mexico Beach, FL. Anchor previously identified the below items as needing to be addressed by the Applicant. On January 31, 2025, Dewberry Engineering provided revised as-built drawings addressing the comments we provided in our letter dated January 30, 2025. Dewberry Engineering has addressed all items previously noted in the as-builts. Below is a summary of their responses to Anchor's comments and attached are the updated as-built drawings. Dear Mrs. Danaher: PLAT REVIEW Water 1. Ats station 6+43 the construction drawings call for a 2" irrigation service with a backflow preventer, but that is missing from the as-built drawings. Applicant Response: The irrigation service was relocated in the green space near unit #31 to keep the 2" connection from being in the road. Sewer 1. The as-built drawings show a sewer lateral going to an undeveloped open space (South of lot 1), this lateral is not shown in the construction drawings. Applicant Response: The contractor confirmed the service to the open space does not exist. The as built has been corrected. 2. The location of the service lateral for lot 20 does not match the construction drawings and it also does not reach lot 20 as it stops in the undeveloped open space. Applicant Response: The service for Lot 20 was moved to the south side of lot 20 to avoid a drainage pipe conflict. Stormwater the as-built drawings. 1. The 15' weir in the storm water pond in the construction drawings is not shown in Applicant Response: The additional outfall information has been added to the as built. FINAL COMMENTSRECOMMENDATION Dewberry Engineering has addressed all the comments Anchor had related to the as-built drawings.
