The Century Town Council hereby adopts the following small-scale amendment to the Future Land Use Map, which will be updated consistent with the action of the Century Town Council as set forth ini this Ordinance: The Century Town Council finds as follows: FINDINGS OF FACT 1. Purpose of the Amendment The purpose of this amendment is to facilitate the development of the property for low- density residential use, which is compatible with the surrounding area. Changing the designation to' "Low Density Residential" will allow for residential development in accordance with the Town of Century Comprehensive Plan and Land Development Code. 3. Property Description The subject property is located at 9330 Old Flomaton Road and consists of a 0.35-acre portion of a 2-acre parcel. Analysis of Existing Conditions The property lies within FEMA-designated Flood Zone X, which is outside the 100-year and 500-year flood plains. The FEMA map (Exhibit 3) confirms that the subject property is not prone toi flooding risks. The National Wetlands Inventory map (Exhibit 4) also shows that the area is well away from any known wetlands, ensuring that no environmentally sensitive features will be negatively'impacted by the proposed change. 5. Compatibility with Surrounding Area The surrounding area is primarily composed of low-density residential development. The proposed amendment aligns with the existing land uses and future development goals for the vicinity. Neighboring parcels are: similarly designated as "Low Density Residential" under the Town of Century's Future Land Use Map, making the amendment consistent with the character of the area. 6. Public Facilities and Services The subject propertyi is adequately served by public facilities, including water, sewer, and road access. There are no anticipated additional demands on these services that would result from this amendment.
