VILLAGE OF WESLEY CHAPEL PLANNING BOARD MINUTES 6490 Weddington Road, Wesley Chapel, NC: 28104 Monday, May 22, 2023 at 7 p.m. Meeting Minutes Present: Chair Michael Kenary, Members Sherry Killion, William Reule, Jr., Richard Stephens and Adam Paul, Staff: Kathy Queen, Finance/Clerk; Vagn Hansen, Interim Planning and Zoning Coordinator Karen Izzo (Alt), and Sandra Burke (Alt). Absent: Town Attorney George Sistrunk 1.Invocation Planning Board members convened to hold their regular Planning Board meeting. Chair Kenary called the meeting to order at 7:05 p.m. Ao quorum was present. 2. Public Comments There were none. Additions/Deletions There were none. 4. Minutes Approval Motions, first and second, were made respectively by Board Members Adam Paul and William Ruele to approve the April 24, 2023 Planning Board Meeting and passed unanimously. 5.Council Member In There were none. 6.New Business- = Conservation Subdivision Design Standards Modifications The 2023 Comprehensive Plan currently requires a minimum of three acres of land and a minimum of 120ft. of road frontage when dividing larger properties for development. However, in consideration of non-subdivision roadways (highways & farm-to-market roads), Vagn Hanson, Interim Planning and Zoning Administrator, recommended to the Planning Board to consider increasing the size and frontal width requirements for parcels created by the division ofl land withint the Village Residential and Residential Growth: areas along these main/non- interior roads. Byi increasing the parcel size and road frontage requirements, the number of driveways will be reduced, on both sides of ther roadways, preserving visual characteristics: as wellasreducing numerousadditional points of conflict along already congested roads. Mr. Hansen noted exceptions could be made for parcels that do not meet minimum size requirements along these roadways by allowing for smaller-sized lots through the use of shared rivewaysyeasements.
