Dindale Minutes of Called Meeting Lindale Board of Adjustments Monday, April 29th,2024, at 6:00 p.m. A called meeting oft the Lindale Board of Adjustments convened at Lindale City Hall on A. The meeting was called to order by Kelli Campbell, Chairwoman ofthe Board. B. Board members present were Craig Shine, Kelli Campbell, Mike Combs, Mike Renfro, and Monday, April 29t, 2024, at 6:00 p.m. Darron Mumey. C. Mike Renfro gave the invocation. D. Kelli Camp led the Pledge of Allegiance. E. Approval of Minutes for October 10th, 2023, Board of Adjustments Meeting: Craig Shine made the first motion to approve minutes with correction on spelling of! his name. Mike Renfro seconded; motion carried with a 5-0 vote. F. Scheduled Business: 1. Hearing on CASE No. 23449 & 23450. Deliberation and Determination on a request from Kimberly Brown for a "Special Use' to allow "Child Care Services" in a MU-1 zoning district. Located at 1517 & 1521 S. Main St. Lindale, Texas. Kimberly Brown explained she has been in the building at 1521 S. Main St. since 2019 and due her rapid growth and the need for more space. just recently acquired the property next to it at 1517 S. Main St.. Heri intent is to keep it a child care facility as Lindale is short of child care services and every child care facility in the city has an extensive waiting list. Kimberly advised shel has put in a large amount of money into improving the facilities, like striping the parking lot and having two fully functioning kitchens. Craig Shine asked ift there would be a covered drop off for inclement weather. Kimberly is not opposed to it but would need the landlord to approve it as she is only leasing the buildings. Mike Renfro asked ifa all criteria was being met that is required for the State ofTexas. Kimberly advised she is compliant with all requirements. Mike Combs made a motion to approve a special use for 1517 & 1521 S Main St. Kelli Campbell seconded; motion carried 5-0. 2. Hearing on CASE No. 24139. Deliberation and Determination on a request from Gary Thorn for a "Special Use' to allow multi-family development in the R-1C zoning district. Located at 500 Mt. Sylvan St. Lindale, Texas. Gary Thorn explained the lot has been vacant for many years. His intentions are to build two four-plex town homes on the lot. Daron Mumey asked if cars will be able to turn around to exit the property rather than back out on to Mt. Sylvan. Craig Porter was present and advised that there is a 24-foot driveway that allows for two-way traffic. Mike Renfro has questions on the drainage. Gary Thron advised there was 60 feet at the back oft the property and well as itv would drain to the creek as normal. Craig Shine made a motion to approve a special use 3. Hearing on CASE No. 24150. Deliberation and Determination on a request from Garrett Willmon for a "Special Use' to allow two-family development in the R-1C zoning district. Located at 112 Hamrick St. Lindale, Texas. Citizen Bob Staton requested to speak about this case. Mr. Staton stated that he owned a piece of property across the street and had observed a magnolia tree in the middle oft the lot. He wanted to know what was going to happen to it. Garret Willmon explained that he was requesting a special use to build a 2-story duplex townhome. Mr. Garret is willing to look into relocating the tree. Craig Shine made a motion to approve a special use for 112 Hamrick St upon taking reasonable consideration to save the magnolia tree located in the middle of the for 500 Mt.
