HENRY COUNTY PLANNING COMMISSION MINUTES OF MEETING August 14, 2024 The regular meeting of the Henry County Planning Commission was held on Wednesday, August 14, 2024, in the Second Floor Conference Room of the Henry County Administration Building. The meeting was called to order by Mr. Paul Setliff with Glenwood Vaughn, Dee West, Stuart Bowman, and Jeff Prillaman present with Richard Reynolds absent. Recording Secretary, Wanda Setliff, Panner/Communty Development Specialist, Micah Montgomery and Director of Planning, Zoning, and The minutes of the June 12, 2024 meeting were reviewed by Paul Setliff. Motion to approve the minutes was made by Glenwood Vaughn, seconded by Jeff Prillaman, and followed by a unanimous vote with one absent. 5A-Proposed Daniel's Corner Planned Unit Development Inspection Lee Clark were also in attendance. Bill Adkins Construction Corporation is requesting the Planning Commission tor review the proposed Daniel's Corner Planned Unit Development. The proposed development will take place on approximately 18.2-acres, shown on Tax Map 29.7/39, and is zoned as Suburban Residential. The proposal is to construct up to 15 single family, freestanding residences, and up to 12 attached townhouses. The individual homeowner will own and maintain the interior of the structure and their individual driveway, while the exterior of the structure, grounds, landscaping, roadway (Lion Cove Lane), and common areas will be maintained by the association. A distinct advantage of the density aspect of a Planned Unit Development is the efficient use of both PSA water and sewer line extensions. Staff recommends the Commission grant preliminary approval for the Planned Unit Development. The approval shall not expire for 10 years from this date. Final plat approval will be contingent upon compliance with all applicable sections of the Subdivision Ordinance. 1 Lee Clark asked Shirley Craven to confirm ift the homeowner would own the structure with the footprint of the house. The homeowner would also receive a Paul Setliff asked about the square footage of the homes. Shirley Craven responded that they will be around 1500 square feet and have a newer style. Lee Clark inquired about the amount of the homeowner's association fees. Shirley Craven responded that it would be approximately $200.00 per month. Stuart Bowman made a motion to grant the preliminary approval for the Planned Unit Development. The approval shall not expire for 10 years from this date. Final plat approval will be contingent upon compliance with all applicable sections of the Subdivision ordinance. Jeff Prillaman seconded the motion with deed to the home.
