In speaking to the applicant, they are in need ofa additional office space and storage spacej for their employees. In looking at their existing site, they are proposing the new building along the south side oft the lot leaving an 8'7 rear setback. In reviewing other rear variances for commercial, sites, the City Commission approved a rear: setback of5'for EZ Mart located on the southwest comer of Frontage Rd. and Tower Rd. back in 2013. This property is currently open acreage. here is an existing 2"and 8" waterline located on Moore Rd. to serve the property.. After review oft the site, the Fire Marshal is not currently requesting the installation ofar new. fire hydrant however we do request that there be no structures beyond. 500' from aj fire hydrant. There is an existing 8" sewer line approximately 750' west oft this acreage available to serve this property. The owner will need to see ifthe site can be connected: to sewer using that line.
