APPROVAL OF MINUTES favor, none opposed. MOTION: Chairperson Peter Helt motioned to approve the minutes, with corrections, from the January 31, 2024, Board of Appeals meeting. Seconded by Roxanne Hemphill. Vote: All in APPROVAL OF FINDINGS AND DECISION Case No. MA-BOA-2023-04: Southside Plaza, South Main Street (adjacent to the south side of 1602 S. Main Street, Mount Airy, MD 21771. Applicant: TABASSEM REALTY, LLC, LC - Limited Commercial, Vacant Land, Medical Office Building. Peter Helt motioned to approve the Findings and Decision. Seconded by Roxanne Hemphill. Vote: All in favor, none opposed Case No. MA-BOA-2024-01 - 204 North Main Street, Mount Airy, MD 21771. APPLICANT: LOCATION: CURRENT USE: PROPOSED USE: Terraces at Wildwood, LLC Proposed SW Barker Boulevard, accessed by Promenade Lane off Merridale Boulevard, Mount Airy, MD21771 Elderly Housing - Detached and Attached Units CURRENT ZONING: R3-Medium Density Residential Vacant Land - 5.25 acres, +/- The applicant requested a Special Exception on March 18, 2024, for the project mentioned above under section $112-62E General Standards and $112-62F (21) Specific Standards of the Town Code. On May 20, 2024, The Town Planning Commission gave a favorable recommendation to the Board of Appeals for the Use only. Attorney John Maguire representing the applicant presented the case to the Board of Appeals Commission and presented ten exhibits for the record. The first witness called was Michael Vansant, the Project Engineer. The second witness called was Michael Berman, the Applicant/Owner. The third witness was Lisa Eckard, the Maryland Certified Land Appraiser--citizen comments from Diane Bayless, 901 Promenade Lane, and Roger Dahlman, 1001 Promenade Lane. Judi Stull motioned to approve CASE NO. MA-BOA- 2024-02 - 1015 Ridge Avenue = Wildwood Park, Section VII. Seconded by Peter Helt.
