Our town's friendly people, quaint downtown, and beautiful natural surroundings are what make Gunter SO special. The proposed development of200+ new homes poses a significant threat to the unique character and charm that have drawn SO many people to our community. Increased traffic congestion, overcrowding, and the loss of green spaces could erode the peaceful and welcoming environment that Gunter is known for. The track style homes could also lead to a decline in surrounding property values. We are against this development and urge you to consider the long-term consequences We understand the need for Gunter to grow buta alternative solutions that will allow Gunter to grow in a responsible and sustainable are not building track homes and commercial buildings. A. Move to APPROVE Plat as presented. Suggested Motion: Staff Analysis: The applicant requesting to plat 7.745d acres to create three (3) lots. Lot 1 is 2.679 acres, Lot: 22.747 acres and Lot 32.280 acres. Lots 1 and 2 are located behind another tack of land that is not within the same ownership. Lot 1 extends to SH 289 and a 50ft mutual access easement will be part of lot to create access to all three lots, as well as un-plated property to the north. A driveway location has been conceptually approved by TXDOT ini this area. An actual driveway permit will be applied for following approval of plat. The subject property zoned SF-1 Single family on the back and C-1 Commercial District with THOR overlay district along the frontage. The purpose for the platting is to create lots for C-1 PD commercial development. Az zoning change for a portion, mostly Lot 1 and 2 will be processed. Right-of-way is being dedicated as shown on the City of Gunter Thoroughfare Master Plan and is indicated on the plat exhibit. The Plat submitted has been prepared by a State licensed surveyor and reviewed both by the City Planning staff and the City Engineer and does meet the City's adopted Subdivision Ordinance standards As significant portion of proposed Lot 3 is within floodplain and this will be addressed and mitigation done during the development review process when submitted.
