TRAINING PRESENTATION FOR NEW MEMBERS  I. CALLTOORDER  Vice-Chair Ann Lemons called the regular meeting to order at 6:30p.m. Commission members present were Vice-Chair Ann Lemons, Ryan Childress, Benjamin Nickerson, Daphne King, Fred Kazembe and Larry Frazier. City staff present were. Director ofCommunity Development Peter Morgan, Senior Planner Alex Dixon, City Attorney Jon Thatcher, City Engineer John Casey and Commission Secretary Kylee Goodson. Commission LaPortia House was absent.  III. INVOCATION  Commissioner King gave the invocation. IV. CONSENT ITEMS  1. Consider approval of the July 9, 2024, Planning and Zoning Commission meeting Commissioner Nickerson made a motion to approve the minutes. Commissioner King  minutes.  seconded the motion. The motion passed by a vote of6a ayes and 0 nays.  V. PUBLIC HEARINGITEMS  1. Hold aj public hearing and discuss and consider approval ofa a replat of the Mustang Crossing Addition, Lots 2R and 2R1, Block A, being a replat Lot 2, Block A, oft the Alex Dixon introduced the item. Vice-Chair Ann Lemons opened the public hearing at 6:31p.m., no one from the public spoke and the public hearing was closed. Commissioner King made ai motion to approve the replat. Commissioner Childress seconded the motion. 2. Hold aj public hearing and discuss and consider approval ofai replat of the Pace. Addition, Block 1, Lot1, being ai replat ofLot 2, Block A, oft the Mustang Crossing Addition.  Mustang Crossing Addition.  The motion passed with 6 ayes and 0 nays. Hold a public hearing and discuss and consider approval of an amendment to Ordinance 24-05 by amending the boundaries of the property to include an additional 11.2 acres of property, currently zoned planned development Ordinance 13-04, and by amending the Peter Morgan introduced the item. There were no public comments submitted. Vice-Chair Ann Lemons opened the public hearing at 6:35p.m., no one from the public spoke and the public hearing was closed. Commissioner Childress made ai motion to approve the amendment oft the ordinance. Commissioner King seconded the motion. Staff recommended approval of the request. Commissioner Nickerson made a motion to approve the preliminary plat. Commissioner King seconded the motion. The motion passed with 6a ayes and 0 nays. 2. Discuss and consider approval of aj preliminary plat for the Forney Hospital Addition, located northwest of the intersection of North Gateway Blvd and U.S. Highway 80. Alex Dixon introduced thei item. Staff recommended approval of the request. Commissioner Fraziern made ai motion to approve the request. Commissioner Childress seconded the motion. 3. Discuss and consider approval of a revised site plan for Popeyes, located south oft the Alex Dixon introduced thei item. Staffrecommended approval of the request. Commissioner King made ai motion to approve the request. Commissioner Nickerson seconded the motion. 4. Discuss and consider approval ofap preliminary plat for the Helms Trail Addition, located east ofH Helms Trail and Prairie Lake Lane in Forney extra-territorial, jurisdiction. Alex Dixon introduced thei item. Staffrecommended approval of the request. Commissioner Childress made ai motion to approve the request. Commissioner King seconded the motion.  Boulevard.
