CALL TO ORDER AND ANNOUNCE PRESENCE OF QUORUM: Chairman Zagst called the meeting to order at 6:01 pm and declared a quorum of the Commission is present to conduct the meeting. 2. Commissioner Oostermeyer made ar motion to recommend the 2024 City of Marble Falls Comprehensive Plan to City Council. Commissioner Mills seconded the motion and the motion B. Discussion and Action regarding approval of the minutes from the March 7, 2024 regular meeting and March 21, 2024 special meeting. Commissioner Oostermeyer made a motion to approve the March 7, 2024 and March 21, 2024 meeting minutes. Commissioner Ebeling seconded the motion and the motions C. Discussion and Recommendation regarding al Final Plat of Thunder Rock Phase 2A-1, 17.6105. Acres out of the Guadalupe Flores Survey No. 7, Abstract No. 304, Burnet County, Texas. Commissioner Mills made a motion to recommend approval oft the Final Plat to City Council with City Staff's condition to allow minor amendments to the plat to address items that may arise from City Staff review including final verification of proposed street names with Burnet County. Commissioner Vercher seconded the motion D. Discussion and Recommendation regarding a Final Plat of Thunder Rock Phase 2B, 88.7583 Acres out of the Guadalupe Flores Survey No. 7, Abstract No. 304, Burnet County, Texas. Kristen Jones, Planner, addressed the Commission. The Commission discussed the knuckle radii geometry oft the cul- de-sacs, curb frontage, and the on-street parking potential. Commissioner Ebeling made a motion to recommend approval of the Final Plat to City Council with City Staff's condition to allow minor amendments to the plat to address items that may arise from City Staff review including final verification of-proposed street names-with Burnet County. Commissioner Millerseconded the motionand- the motion E. Public Hearing, Discussion, and Recommendation regarding an amendment to a Planned Development District, Ordinance 2022-0-06C, with al base zoning of Neighborhood Commercial (NC) for approximately 14.75-acre tract ofl land out oft the G. Flores Survey No. 7, Abstract No. 304, Burnet County, Texas. Kristen Jones, Planner, addressed the Commission. No comments were made during the public hearing. The Commission discussed utilities, the tie-in to the Panther Hollow Lift Station, Rocky Road dedications and utilities, number of parking spaces, potential topography and grade issues, and occupancy limitations. Seth Martin, applicant, addressed the Commission regarding overflow parking, concept plan changes, keeping the view, and presented an overview of the structural and architectural details. Commissioner Oostermeyer made a motion to recommend approval of the Amendment to the Planned Development District to City Council.
