Mayor Ulloa asked how much is owed on the bond, and Mr. Galante confirmed $10 million is extension. owned on the bond. CHINO CITY COUNCIL SEPTEMBER 3, 2024 5 Mayor Ulloa asked detailed questions regarding the loan and Mr. Galante explained some Mayor Ulloa asked why the applicant was permitted to defer the maintenance on the property and what assurances does the City have that the new management will take care of the needed maintenance on the property. Warren Morelion, Director of Development Services, confirmed the applicant is aware they need to address the landscape improvements to be in Katie Smith, representative from the property management, spoke regarding the transfer of terms and the deferred maintenance plan. She explained they do not have the ability to prioritize housing for Chino residents; however, understands affordable senior housing for Council Member Burton asked about the property inspection that was conducted by staff, and Ms. Smith confirmed they conducted interior inspections of all units and concluded the conditions were typical for a 20-year-old building. She noting their new management team has established an active work order system and will actively work with residents on repairs. Ms. Smith noted when residents move out, they take advantage of the vacancy to conduct a Mayor Pro Tem Comstock discussed the maintenance plan and asked the Ms. Smith if they could participate in cooperative effort with the City to help upgrade the neighboring community garden which can be enjoyed by the residents. Ms. Smith welcomed the idea of a collaboration. Council Member Lucio asked the rent amount for the units and Ms. Smith explained she would follow up with the information. She confirmed the wait list can vary from several months or years and the onsite manager is attempting to reduce the wait list to a reasonable level. Chief Williams provided an ambulance service update; announced the upcoming 9/11 Remembrance Event will take place on September 11, 2024 at 9:00 a.m. at Fire Station 66; and congratulated the Skateboarding Day winner Steven Vazquez.
