We made list after list of the "pros" and' "cons" about leaving our families, friends, jobs, and the place we called home for decades, but no matter what angle we looked at it, the conclusion was always the same.... We were moving here. Now, we can happily say" "we We were lucky, and had the opportunity to purchase the Tassels building. Our plans include building five beautiful apartments on the second floor, and retail space on the first floor. We've being trying to recruit breweries and/or restaurants for the retail space, and have had several investors check out the building, and the common denominator was "water view". Our building faces the river (Stewart Pkwy side), however iti is located far back and not as close as other buildings. In addition, the windows are quite small. All of these prospective tenants asked if we could offer them a more open view to the river, without it, there was very little to no interest in renting the building. That is why we decided to enhance the back of the building, this way, we could have a fair chance to rent the space, rather than for it to remain empty. This is evident when you stand at the street in front oft the house and look at the difference in elévâtion of the house as opposed to the street and the neighboring houses. This home is essentially the "low point" int the watèr surface flow making is way to the river. While Idon't have exact numbers, I would estimate that the difference in elevation ofthis foundation versus the foundations of adjacent homes and the street may vary as much Still, in my professional opinion, the existing foundation could be repaired. My recommendation as part of the repair process would be to install a French drain system around the perimeter ofthe foundation, and to grade the yard around the structure away from the foundation. Doing SO will prevent the undermining of foundation footings and permeation of moisture into the basement. The consensus seems to be that a good slope to aim for when grading land extending out from a house foundation is about 6 inches for the first 10 feet (that translates to a' "slope" of5 percent). Due to the fact that there are known problems at this location, I would increase this rate ofs slope to get better drainage. The only negative from this type ofi repair could be that of aesthetics. Ifinstalled and graded correctly, you could end up with up to a foot or more ofsoil up against the foundation wall. This would reduce the visual linear height oft the foundation wall, thereby changing the appearance oft the home. Ifthe aesthetic appearance is an issue, another solution would be to, although more expensive, to replace the existing foundation. In doing so the elevation oft the lot could be raised in the immediate location ofthe house, and the foundation could be reconstructed toi its original aesthetic dimensions and appearance. Will there be anything decorative about them? How will the metal railing tiei into those posts? What direction will the floor boards be running (they should run perpendicular to thel building like at traditional porch with the ends sticking out over the knee board facing the street).
