The site/building inspection involved visual examination: of the crawl space / basement, exposed. framing, exterior veneer, and interior of the structure. A detailed inspection of every structural member was not performed nor were any invasive or destructive testing. Also, while building codes may be referenced in this report, code compliance was not the focus of the inspection or this report. The following are my observations and recommendations for addressing the identified items. Background Information The two story former single family residence located at the address above is wood framed by conventional platform framing methods. According to the city's representative, Mr. Rodman, the main structure was built sometime in the 1930's as a residential home with a small addition added to the rear later on as well as various renovations and repairs throughout the years. The exterior consists of brick veneer and asphalt shingle roofing. At the time of inspection, Mr. Rodman was present and provided access to the interior of the structure. The structure is located in the historic district of the City of Washington and had been recently (within the past several years) occupied as office space. Observations 1. A pest report provided by the city indicated the presence of termites when inspected in 2014 at which time was treated. There is extensive termite damage to several floor joists and girders visible in the basement & crawlspace that extends to the subfloor. 2. The existing asphalt shingle roofing has deteriorated past it's service life. Several shingle tabs are missing or curled. Also the roof flashing and sealant no longer prevent 3. The roof framing members (rafters and ridge beam) appear to be in overall good condition with the exception of the roof sheathing. There are several areas of the main roof sheathing that are rotten. The front and rear porch roof portions were not visible 4. The portion of the brick chimney visible in the attic also shows signs of water intrusion 5. The exterior brick veneer appears to be in overall good condition given it's age. There are several areas where cracks in the mortar joints have been repaired over the years evident by the mismatched mortar color. The following report describes my observations and includes recommendations for addressing deficiencies My site evaluation involved only a visual examination ofreasonably accessible areas except as may be specifically discussed within the body oft the report. This is not al building inspection or building code compliance inspection. While we: may comment on any building code or other untoward conditions that we observed, they are: not the focus of this investigation. Unless otherwise specifically described below, wel have not performed any destructive or invasive testing or procedures during the investigation. that were identified. Background Information Thel house is a 2-story wood framed structure with brick veneer. There is a partial basement under the left side oft thel house and a crawlspace under the right side. There was a covered porch on the right side oft the house that was later enclosed and a more recent small addition with vinyl siding at the rear, which covers the access to the basement. The 1st floor is framed with rough-cut 2x8 joists at 16" on center with run from front to rear oft the house. They are supported by a center 6" wide x 8" deep timber girder that runs from left to right, about mid-way between the front and rear walls. The roofis framed with rough-cut 2x8 rafters at 24" on center with 1" sheathing boards on top and shingles above. Iunderstand A termite inspection was donei inl March of2013 by Turner Pest Control, Inc. and the report provided by John) Rodman with the City ofWashington (Turner Pest Control Order dated 3/21/13) indicates some termite damage was observed at the front oft the basement and crawlspace areas, the left side oft the basement, and the right side of the crawlspace area near the right side porch that was enclosed. I examined these areas as part ofmy investigation. The report indicates that these areas were treated at that the house was built in the 1930's and has been vacant for 3 to 4 years. that time. Structural Evaluation 415 W. 2nd St, Washington, NC 1of14 Obseryations/Recommendations Ivisited the site on January 12,2017 at approximately 9:00 AM under clear skies with temperature in the 60's. You and several others were present at the time ofmy visit. Following is a summary ofmy observations, along with general recommendations for addressing problems that were identified. For reference, left and right directional references assume one is facing the front oft the house. The front 1. Iexamined the basement and crawlspace areas and found a few joists with termite damage; at the chimney and at the left side band joist at the basement wall (see photographs 4 and 5). The damaged areas appeared to be relatively limit. The joists are supported by a center 6x8 timber girder that runs from the left basement wall across the basement and crawlspace and to the right side main wall. The girder has damage along its full length (see photographs 6 and 7). The 2. There are a few areas with rafter and roof sheathing damage. There is a stained rafter with some adjacent stained sheathing boards near the right rear corner (sec photograph 8) which appears to be the result ofa roofleak. The area was not wet sO the leak may have been repaired. The plaster ceiling below this area at the 1St and 2nd floori is damaged but also was not wet (see photograph 21). The wood damage does not to appear to be severe enough to: require replacement. It is recommended that the roofbe evaluated and repaired ifneeded to prevent further damage. There is a rafter on the right side oft the roof near the center with minor termite damage but it is not extensive enough to require replacement of the rafter (see photograph 9). Also, there are signs oft termite damage to the sheathing boards near this area, as well as some areas where the sheathing boards are crack/broken (see photographs 10 and 11). The sheathing boards in these areas should be repaired. It is assumed that ifthis house is renovated, the roof shingles will probably be replaced. Ifthis is done, the sheathing boards can be examined more 3. The interior plaster ceiling and wall finish is cracked in many areas (see photographs 19 and 20). This is probably the result of moisture changes ini the house and expansion/Shrinkage oft the 4. There are some cracks in the brick veneer at the front wall, rear wall, and one location at the left wall near the front corner (see photographs 12-17). There is also a hairline crack above the interior door between the main house right wall and the I-story enclosed porch area (see photograph 18). These cracks appear to be the result ofminor foundation settlement. Some of the cracks have been previously repaired and have re-opened slightly (about 1/16" maximum width) and some have not re-opened. This is not a significant structural concern because the brick does not load bearing. However, they should be repaired toj prevent moisture infiltration. The cracks should be repaired by removing loose/cracked mortar and re-pointing with new 5. Iwas not able to examine the 2nd floor framing because it was covered in all areas. The most siginificant damage is the deteriorated 1st floor girder described in item 1 above. The damaged areas described above should be repaired as indicated. The house is not structurally unstable or in danger ofcollapse and it is safe to enter the house to examine it and perform repairs.
