Akin called the meeting oft the Local Planning Agency to order at 5:30 p.m. Commissioner Vargas spoke the invocation and Commissioner Ratica led the Pledge of Allegiance. A1 roll call was taken, Commissioner Bobbie Spratt, Vice-Mayor Daniel Akin, Commissioner Jackie Ratica, and Commissioner Hugo Vargas were present. Mayor Julie Wilkins was absent. PROPOSED ORDINANCE 2023-27 BEDOLLA RENTALS RNU REZONE Josephine Medina, City ofLaBelle Planner presented the information on the conventional residential rezone. She noted that the staffre recommendation was denial of the request because it would be considered spot zoning, in addition to the duplex not being permitted per the: future The applicant David Esquivel told the commission that hel hoped to build a duplex. He explained Attorney Derek Rooney explained the future land uses and current zoning only permitted single- family use on the property. So even ifl he did rezone to RNU he would still not be able to build Alexis Crespo, City Planner then told the Commission that the future land use map had been changed tol lower densities in the area since the construction oft the mentioned triplex. There was discussion about al building permit application for a triplex that Mr. Esquivel had submitted to the building department ai few months prior to the hearing. He stated that it was denied only due to al lack ofwater pressure for the required sprinkler system not because it was Attorney Rooney told the Commission that they could recommend denial due to the request not béing consistent with the future land use map. He also recommended that staff be given direction toi inquire about what permits had been applied for before the next hearing.
