Bobbie Spratt, Mayor PROPOSED ORDINANCE 2023-14 LAND DEVELOPMENT CODEAMENDMENTTO SECTION 4-89 RELATING TO MOBILE HOMES INE RI.R3.AND RNU ZONING Alexis Crespo, City Planner for the City ofLaBelle presented. her staff report to the Commission. She noted that the proposed amendment to the ordinance would allow newer: mobile homes with design conditions ini the Ford and Sunset Communities. She noted the need for affordable housing in the arèa and that one of the conditions would be that the owners would have to homestead the property. She stated that possible issues were Code Enforcement would be responsible for verifying the homestead exemption and that the City could no longer regulate residential design standards. Conversation continued on the restricted use of design standards for Mayor Wilkins clarified that the amendment would affect Ford and Sunset Community, Julie Wilkins, and Commissioner Jackie Ratica. She provided an overview of the property and explained that the applicant was requesting to annex and to change from agricultural in] Hendry County to heavy commercial once annexed into LaBelle. She stated that staffr recommended approval. She noted that staffwas seeking direction on the creation ofa Helms Road Overlay as There was discussion on the allowed uses in the heavy commercial zoned areas, and the need for Sheriff Steve Whidden explained that costs were a factor in the timeline for construction. the corridor grows. an overlay district.
