OLD BUSINESS: None NEW BUSINESS S-07-2024 Bellone, Jellison &6 Harris Boundary Line Revision This is a boundary line revision between two adjacent lots located on Baker School Road. James Bellone of 3887 Baker School Road would liket to acquire 0.641 acres from the neighboring property and append it to the 0.413 acres he already owns where his home is located. The neighboring property is owned by Ashley Jellison and Dylan Harris who reside on 5.7acres with the address of 3851 Baker School Road. 178 July 1,2024 After the revision, the Bellone lot will increase to 1.054 acres while the Jellison/Harris lot will be reducedi to 5.059 acres. Both lots meet the minimum dimensional requirements in thel R-4 district. There are a couple labeling errors on the plan, but once the surveyor corrects these issues,lcan recommend the plan for approval with no conditions. Mr. Fonzi stated he has received the necessary corrections. Anthony and Krista Natale of 920 Linmore Drive, own both lots in question. The property is identified as lots 40 & 41 of the Linmore Acres Plan No. 2 subdivision which was approved and recorded in 1959. Lot 40 is where the Natale's home is located and Lot 41 is vacant. The lots are identical in size, (0.275 acres and 12,000 sf), and Anthony and Krista would likei to combine the lots into one lot totaling 0.55 acres and 24,000 square feet.
